Responsibilities
- Assist Senior Asset Manager in managing properties to maximize asset value by meeting or exceeding original underwriting assumptions. Grow into an independent Asset Manager of a portfolio of properties.
- Assist in development of property operating and capital budgets; track actual performance and provide variance analysis.
- Review monthly property operating reports, identify operational/financial issues, and coordinate changes in property management to meet operational goals and maximize NOI; perform CAM reconciliations and manage CAM reconciliation process.
- Track and confirm implementation of all rental escalations.
- Track payment performance of tenants.
- Oversee tenant and landlord capital projects.
- Perform site visits (travel required), coordinate third-party inspections, and recommend repair and maintenance work to ensure properties are maintained in good condition.
- Coordinate onboarding of new assets and tenant.
- Maintain property insurance, real estate tax, and loan compliance processes.
- Manage real estate tax appeal program.
- Assist internal and external leasing teams on proposals and lease valuing and negotiations; create lease abstracts and rent rolls; track critical lease clauses and manage lease compliance; develop knowledge of existing and target markets and competitive properties.
- Participate in production of regular and ad hoc financial reports and analyses.
Qualifications:
- 2+ years of experience as a property manager or in an asset management function; CPM or CCIM designation a plus.
- Highly organized, detail oriented, self-motivated, and able to multitask effectively in an entrepreneurial environment.
- Knowledge of financial/property accounting and the ability to analyze financial statements, operating budgets/reports, leases, and related documents.
- Ability to interface professionally with team members, tenants, third party firms, partners and industry leaders.
- Strong oral and written communication skills.
- Proficient in MS Office
- Experience with Argus.
- Working knowledge of Yardi preferred.
Education
- Bachelor’s degree with a major in real estate, finance, business, engineering or related field of study with good academic performance.

- Tenacious in meeting deadlines, with a strong sense of urgency and good self-management discipline. Capable of working effectively under pressure.
- Organized and efficient, with good ability to define priorities; good at figuring out the processes necessary to get things done.
- Ability to work autonomously – This is a small firm without much administrative support
- A confident, team player who listens to internal and external input but can take decisive action.
