Buchanan Street Partners, a national real estate investment manager based in Newport Beach, CA, seeks
a Market Leader (VP to SVP level), in a combined acquisition and asset management position, to assist in
expanding our investment management platform.

The primary objective of this position is to identify and secure new acquisitions; primarily niche
strategies within the office and industrial sectors. The ideal candidate will possess strong analytical skills,
be a proactive and creative dealmaker, and have the ability to strategically manage acquired assets to
achieve and exceed the business plan for their investments.

position will report to the divisional EVP and include the following responsibilities:

Acquisitions

Sourcing institutional quality property investments in select Western U.S. target markets.
Highest priority markets: Greater Los Angeles Area, San Francisco Bay Area and Denver
Establishing a deal flow pipeline, expertise and focus to consistently achieve acquisition goals.
Point of contact in maintaining and expanding key industry relationships.
Remaining abreast of target market property fundamentals, including employment trends, net
absorption, new construction, vacancy and rental trends and capital markets activity; periodic
summaries of research in order to develop and support investment thesis.
Identification and refining of unique investment strategies to suit local market opportunities.
Ability to successfully secure both on market and off market acquisition opportunities.
Assistance with transaction financing, including preparation of financing memoranda, providing
lender due diligence materials, analysis of competing bids, and closing coordination.
Ability to oversee all aspects of the acquisition and underwriting process, including working
independently and with a financial analyst to perform:
o Cash flow modeling, including DCF valuations through Argus
o Analysis of market data and trends to develop investment strategy and assumptions
o Preparation of investment summaries, proposals, committee memoranda
o Conduct and management of due diligence processes
o Execution of transaction closings
Coordinate with corporate and property level accounting functions for smooth operations.

Asset Management
Creative innovator and operator of commercial property investments.
Establish optimal positioning and strategy of all asset managed properties.
Maximize property level returns for the benefit of our investors.
Select, lead, strategically manage and motivate all key property level professionals, such as
leasing teams, property managers, architects, designers and consultants.
Oversee leasing strategy for properties including key tenant relationships, optimal lease
structuring, optimal pricing and occupancy.
Coordination of annual budget preparation for the managed portfolio including oversight of
property level budgets and preparing consolidated portfolio budgets.
Assist with portfolio functions including: quarterly reporting, appraisal coordination, annual
business plans, and investor approval of key recommendations.
Analysis relating to leases, capital expenditures, hold/sell analyses, and the like.

Required Background & Skills

The successful applicant will 5 – 10 years’ experience in a similar position with a real estate investment
management company.
A 4 year degree is required (business/economics major preferred); any graduate work is a plus. The
selected candidate will have the following skills:
Argus modeling and discounted cash flow analysis
Extensive experience modeling real estate investments, including “waterfall” cash flows and
carried interest structures in Excel
Capital and operating budgeting experience
Strong writing and presentation preparation skills
Experience and relationships in Western U.S. property markets
Team orientation, “extra mile” work ethic, firm culture contributor/carrier
