Description


Reporting to the Valuations Officer this analyst role is responsible for the valuations of the firm’s assets, as follows:

Valuations Analyst responsibilities:

  • Assist Asset Managers and Valuations Teams by updating in house Argus models with new leases as they are executed.  
  • On boarding Argus models for new acquisitions and confirming that model is consistent with original underwriting and meets TA modeling standards.
  • Performing and / or reviewing real estate valuations of the firm’s real estate assets for an assigned geographic area on a quarterly basis.
  • Reviewing 3rd party real estate appraisals and reconciling these values to the firm’s internal valuations and working out differences with the appraiser in terms of assumptions used or any errors contained within the third party appraisal reports. 
  • Participating in the 3rd party appraisal firm bid process including soliciting bids and awarding contracts.
  • Compare budgets to internal valuation models and update valuation models with budget information on a yearly basis.
  • Work with asset managers on getting updates and information at the property level and properly reflecting this information in the real estate cash flow models.
  • Summarizing the real estate values on a portfolio valuation summary and updating yields at the portfolio level.
  • Providing valuation information to the firm’s outside auditors and supporting the firm throughout the external audit process.
  • Soliciting third party market information to support the valuation process. 
  • Communicating key assumptions used in supporting values.
  • Manage firms database comparing sold assets to internal valuations.
  • Candidate must have very strong attention to detail.  

In addition to these primary responsibilities he / she will be asked to provide analytical support to other areas of the firm as needed.  These “jobs” are on an ad hoc basis and are usually in support of the firm’s portfolio management or transactions disciplines.

Qualifications:

The ideal candidate must feel comfortable in a fast paced environment and be able to work efficiently and produce an accurate work product.  The candidate must be able to learn how to gather information quickly to support their work, be well organized, and be able to communicate with others both inside and outside the firm effectively.  This candidate must be able to work independently and be a self-starter.  Other specific requirements or characteristics include:

A minimum of an undergraduate degree from a four year university

2 or more years of finance related work experience with a focus in real estate required

Experience in real estate valuations preferred

Proficiency in Microsoft Excel required and experience with  Argus Enterprise real estate software strongly preferred
