About the Team

SWIB is seeking a Real Estate Managing Analyst to join its Private Markets & Funds Alpha Division. This Managing Analyst will collaborate with the Portfolio Manager to source, screen, evaluate, monitor, and manage investments for the Real Estate Portfolio.

The Real Estate Portfolio, with a market value of $8 billion, seeks to achieve strong returns while managing the risk of drawdowns and to outperform the NCREIF ODCE index over rolling five-year periods through asset and manager selection.  SWIB partners with a range of investment managers and real estate operating companies to invest across risk profiles, property types, geographies, and structures with a strategic focus on the increased use of separate accounts and joint ventures to facilitate portfolio construction and control costs. 


Position Overview

Essential activities:

  • Develop and maintain the relationships necessary to source investment opportunities suitable for the portfolio.
  • Conduct due diligence on new investment opportunities through market research, financial modeling, participation in appropriate meetings, and travel as necessary.
  • Negotiate terms of legal documents including partnership and JV agreements, property transaction documents, and management contracts with the assistance of legal counsel.
  • Coordinate the closing of new investments, acquisitions, or dispositions. 
  • Assist in the ongoing management and oversight of investments and assets via review of quarterly information and annual business plans and completion of physical property inspections.
  • Participate in industry seminars and continuing education conferences and conduct independent research to continually improve SWIB’s understanding of real estate markets and investment strategies.
  • Work collaboratively in a small team environment where sharing of information, ideas, and opportunities helps drive portfolio strategy and leads to better outcomes.
  • Actively contribute to broader SWIB discussions and decisions to support cross-asset class collaboration.   

The ideal candidate:

  • Bachelor’s Degree with a Masters’ Degree preferred.
  • The CAIA or CFA designation or the willingness/desire to pursue is a plus.
  • 7+ years of experience in institutional real estate in an investment or asset management role.
  • Experience across a range of real estate investment strategies and markets.
  • Demonstrable understanding of commonly employed legal structures.
  • Familiarity with the institutional real estate ecosystem including investment managers, research providers, and industry groups.
  • Familiarity with Argus is preferred.
  • Advanced financial modeling skills.
  • Excellent verbal and written communication skills.
  • Proven relationship-building aptitude.
  • Naturally curious with a constant desire to learn and improve.
  • An ability to be adaptive and thrive in a fast-paced, changing environment.
