DEPARTMENT OVERVIEW

Real Estate (RE) provides real estate services for the UC San Diego campus multi-million dollar portfolio of University owned and leased property, public/private partnerships, property acquisition and disposition, and off-campus leasing. RE is a comprehensive real estate organization whose objectives are to complete real estate transactions on time, within budget, and to the satisfaction of its clients and as a fiduciary for The Regents. The office comprises functional units that include off-campus leasing, licenses, fiscal management and administrative services, and asset management.

 

POSITION OVERVIEW

This position represents the Campus under the direction of the Executive Director to provide real estate services, analyses, and negotiations in commercial real estate transactions to implement Campus objectives. Applies professional knowledge or expertise in one or more specialty areas of real estate and serves as lead professional on one or more program(s) within a single discipline, particularly public-private partnerships. Demonstrates critical thinking and intuitive decision making skills in recommending solutions and creative approaches. Possesses extraordinary organizational skills and applies them to leading the developer solicitation and selection process and supporting developer transaction negotiations and legal documentation. Experienced professional who applies needed analysis in support of real estate transactions and decision-making efforts in their Specialty area. Completes financial analyses to evaluate and recommend various real estate decisions including lease vs. purchase, project delivery method and structure, alternative financing methods and transaction terms, and cost reduction/revenue maximization solutions. Prepares and updates required project schedules, financial forecasts, budget analyses and reports of activities. Develops and maintains complex financial models reflecting alternative potential financing, leasing or development terms. Coordinates and participates in developer solicitation, qualification, selection, and negotiation efforts. Conducts due diligence related to targeted property acquisitions and proposed development projects.

QUALIFICATIONS

• Professional experience in commercial real estate practices and lease contract development.

• Demonstrated knowledge and understanding of commercial property management, basic real estate law, and contract interpretation.

• High level of analytical, mathematical and decision-making skills in order to analyze and interpret financial and legal contractual terms and to draft formal contracts.

• Ability to effectively resolve legal, financial and contractual issues and disputes.

• Advanced knowledge of preparation of RFQ/RFP’s for the purpose of attracting and selecting a private partner for the development, rehabilitation and/or management of University real estate projects.

• Thorough applied experience in the real estate development process -- site assessment, programming, design, finance, construction, leasing and operations.

• A minimum of seven (7) years’ combined experience in commercial real estate financial analysis, leasing, asset management, public-private partnership solicitation and negotiation, and legal document coordination and review.

• Duties may require direct contact with children (defined as individuals under the age of 18). Completion of the Child Abuse and Neglect Reporting Act (CANRA) form will be required.
