Vice President of Purchasing– Lewis Apartment Development

The Lewis Group of Companies is excited to announce recruitment for an experienced professional to join our family as our Vice President, Purchasing for the Lewis Apartment Development group.

In your new career, you will oversee a variety of cross-departmental purchasing efforts for the development and/or renovation of multifamily projects within the Lewis apartment portfolio. Reporting to the Senior Vice President of the Apartment Development Group, you will: 

  • Manage a variety of purchasing and construction projects, including multi-family renovation and clubhouse construction buyout processes
  • Support Lewis Property Management with large-scale renovations, including clubhouses
  • Reduce Costs and Expenses by:
    • Seeking out new vendors and manufacturers
    • Working with General Contractors to improve the bid list and process to ensure better proposals
  • Oversee the purchasing, pre-construction, and construction of Planned Communities’ clubhouses
  • Negotiate compliance with AIA Contract Documents
  • Oversee the General Contractor plan review, value engineering, and budgeting process
  • Review and approve bid spreads and scopes of work for completeness and conformance to the project plans and specifications
  • Coordinate with Construction teams in other departments for review and approval of all change orders
  • Oversee the General Contractor construction draw process, plan review, value engineering, budgeting process and payments
  • Proactively communicate with Lewis Construction and Property Management teams

More about your responsibilities and skill-set: 

  • You like to “Run towards problems” – Identifying hot issues across departments and supporting the existing portfolio of apartments and land development opportunities, assigning resources to find effective solutions with a sense of urgency
  • You act as an advocate for Lewis Property Management and Planned Communities, to represent the customers’ needs and concerns from initial project development to completion of the projects.
  • You establish and maintain a large network of contacts of General Contractors, Trade Partners, Peers, and Consultants to be at the forefront of industry knowledge.
  • You have developed and trained staff to master their positions and create a path for continued growth within the company, always looking to push your team to reach new goals outside of their comfort levels.
  • You have been responsible for developing project specifications and selection of finishes
  • You have facilitated value engineering sessions with contractors, trade partners, consultants, and construction teams
  • You have identified areas and trends in change order cost and/or property management expenses and find solutions to reduce costs and expenses.
  • You have overseen construction buyout processes, including but not limited to reviewing and approving bid spreads, reviewing scopes of work for completeness and conformance to the project plans and specifications, coordinating with Construction for review, and approving all change orders 

To be successful, your Experience and Education should include: 

  • Minimum 10+ years of residential or commercial real estate experience, preferably in a multifamily apartment environment
  • 4-year degree in Construction Engineering, Construction Management, Civil Engineering, or a related field
  • Minimum of 5+ years of management experience

Please note: This role is currently working remote, but position will be located at our corporate office in Upland, CA.
