As Realty Income’s Senior Financial Reporting Compliance and Strategy Analyst, you will be responsible for coordinating the appropriate processes for reviewing documentation in conjunction with the drafting of SEC reporting documents, including the 10-Q, 10-K, Proxy, 8-Ks, and Form 4sthe drafting of SEC reporting documents. A proven track record and knowledge base of these SEC documents will be chief to your role. Additionally, you will be responsible for the review of reporting functions and month-end close procedures. You can also expect to take on special projects, such as ensuring the Financial Reporting team has the necessary technology and tools to support company growth, spearheading technical accounting research on strategic initiatives, and establishing procedures to maintain compliance with SEC reporting processes and to maintain a high rate of precision in internal/external reporting, including supplemental reporting requirements.

Your Contribution to the Team Includes

General Ledger

  • Preparation/review of monthly transactions including accounting for equity and consolidation activities
  • Review of monthly Yardi foreign exchange re-measurement and translation processes and preparation of quarterly foreign exchange gain/loss summary reconciliations
  • Preparation/review of Investment Management module of Yardi and applicable trouble-shooting for consolidation roll-up while capturing work flow challenges in coordination with controllership team together with finance operations
  • Preparation/review of share-based compensation entries and equity transactions in Yardi Investment Management module
  • Review of the ASC 805 internal valuation procedures, including responsibility for accuracy of assets recorded to the GL and fixed asset software
  • Prepare quarterly data validations of externally prepared ASC 805 valuations
  • Review of purchase price allocation journal entries recorded to Yardi

Financial Reporting

  • Preparation of schedules supporting SEC financials and footnotes
  • Establishment and participation in the review procedures utilized for drafts of all SEC documents, to ensure that backup ties to reported amounts
  • Administrator of Workiva software, which is used for internal preparation and filing of SEC documents
  • Preparation and review of Quarterly and Annual Reports on Form 10-Q/K
  • Review of XBRL data filed in conjunction with the 10-Qs and 10-K
  • Preparation/review of 8-K’s utilizing Workiva
  • Preparation, review and coordination of other SEC filings such as registration statements, DEF 14A (Proxy) and prospectuses for note/stock offerings
  • Preparation/review of Section 16 filings (Form 3s, 4s) as reportable transactions occur
  • Filing documents with the SEC utilizing Workiva
  • Maintenance of Insider Module within Equity Edge Online software
  • Facilitate quarterly Disclosure Committee meetings with key members of management
  • Prepare/review quarterly agendas for Disclosure Committee and kick-off meetings with external auditors
  • Coordination with external auditors and attorneys to ensure questions and/or concerns identified are addressed and disclosed appropriately
  • Review of surveys (NAREIT, FPL, etc.)
  • Review of financial data included in Investor Presentations and tie-out of quarterly earnings call scripts for executive management

Research

  • Involvement in the determination of accounting policies or processes and the streamlining of internal processes to gain efficiencies and maintain sound internal controls
  • Special projects, including performing accounting research, formally documenting the conclusions of management by preparing memos, and assisting the Technical Accounting Group to comply with new accounting standards and disclosures

Other

  • Preparation/review of quarterly Board Book materials
  • Quarterly preparation of lease accounting determination (operating/sales-type/direct financing) for acquisitions and lease modifications under ASC 842
  • Coordinate, design and implement report conversions in connection with a new excel-based reporting tool (Spreadsheet Server)
  • Involvement in the continuing design and maintenance of our ERP system (Yardi)
  • Coordinate preparation of fluctuation analysis for month-end financials
  • Evaluate software needs for the Financial Reporting department to troubleshoot potential gaps and ensure that adequate tools are maintained for the group
  • Ad-hoc accounting and financial reporting special projects, as assigned

What You’ll Need to be Successful

  • BS in Accounting/Finance
  • Licensed CPA
  • 5+ years of relevant work experience preferred
  • Work experience must include a publicly traded company with SEC reporting requirements
  • Mix of Big 4 Accounting and REIT industry experience preferred
  • Certified Public Accountant
  • Ability to execute in ambiguous situations and take the lead without explicit instructions.
  • Ability to work in a fast-paced environment and meet public company reporting deadlines.
  • Strong financial acumen; proven ability to learn company’s key financial statements. Must have a clear and thorough understanding of U.S. GAAP, SEC, and SOX regulations.
  • Experience preparing or reviewing XBRL data {strike preferred}.
  • Strong oral and written communication skills, including the ability to explain accounting concepts to non-accounting leaders.
  • Experience with Yardi GL, Equity Edge Online, Computershare, Spreadsheet Server and Workiva preferred.
  • Strong PC skills including Outlook, Word, Microsoft Teams, SharePoint, Intelligize and PowerPoint.
  • Excellent PC skills in Excel (including but not limited to VLOOKUPs, complex/compound equations, logical equations, macros, pivot tables and the ability to understand/build/edit complex financial models).
  • Experience with high-growth companies, mergers and acquisitions.
  • Detail-oriented, accurate, reliable and flexible.
  • Driven and self-motivated; ability to work independently without supervision.
  • Ability to adapt to ever-changing requirements and creatively solve problems effectively and efficiently with a high degree of accuracy.
