As a pioneer of the emerging institutional asset class of single-family rental housing, SRC takes a value investment approach to the sector. SRC oversees the complete asset lifecycle from acquisition through exit, including portfolio and asset management, construction management and property management.

Job Overview:

The Acquisition Director’s role will be to develop and manage relationships with potential sellers of single-family real estate and to provide day-to-day management for the analysts to ensure market deployment schedules are achieved. The Acquisition Director will be responsible for further developing the disposition vertical, including, but not limited to process improvement, technology enhancements, and system integration.  This role requires experience in negotiating and managing real estate transactions for institutional clients. We are looking for someone with a high level of independent thinking, entrepreneurship, management, and relationship building skills. There is also a management element for the role to provide the day-to-day supervisory oversight for the analysts assigned to the respective market(s).  The analysts assigned to these market(s) will report directly to the Acquisitions Director.

Primary Duties and Responsibilities:

• Develop and manage relationships with potential sellers of single-family real estate to develop a pipeline for bulk acquisitions
• Manage accounts and provide feedback to Senior Management Team both related to the accounts and assigned markets
• Provide feedback on pricing discussions with clients to better inform Portfolio Managers of bid/ask within the marketplace
• Provide day to day management, coaching and guidance for analysts assigned to the market(s) to ensure offers, bindings and ultimately acquisition targets are met for assigned markets
• Ownership for assigned markets in terms of acquiring one offs as well as bulk transactions
• Ownership for the deployment schedule delivery for assigned markets
• Develop deep understanding of assigned market(s) with ability to present trends and provide recommendations to stakeholders
• Ability to hold confidential all information that is proprietary to the management of our company, our subsidiaries, affiliates, and investors
• Various other acquisitions and portfolio related tasks, as directed by management

Qualifications:

• Bachelor’s degree or equivalent - Specialization in Business, Finance, or Real Estate highly preferred
• Progressive track record in leadership and management roles
• Experience and advanced level proficiency in Microsoft Excel, Word, Financial Modeling and Analysis
• Minimum 5 to 7 years of experience in real estate investment sourcing, underwriting and acquisitions; At least 3 to 5 years of experience specifically in Single Family Rentals
• Use of Preqin or similar investor database preferred
• Strong understanding of SFR markets across the United States
• Strong analytical, quantitative, and market research skills
• Excellent communication skills (written and verbal) with proactive follow-up
• Excellent data-driven problem-solving skills and results-oriented attitude
• Self-motivated, team-oriented, and energetic time management skills to prioritize deadlines and multi-tasking
• Desire and passion for continuing to learn about real estate markets

Compensation and Benefits Summary:

• Status – Full-time Exempt
• Salary – Base Salary and Bonus commensurate with experience and education
