Director of Investments – Mid-Atlantic/Northeast:

Blackfin Real Estate Investors is seeking a Director of Investments with multifamily expertise to lead the execution and the implementation of the Company’s investment strategy in the Mid-Atlantic and Northeast.   The Director will be based in Arlington, VA and will work closely with the Managing Partners to source, underwrite, and execute on investment opportunities.  The Director of Investments will be responsible for managing and coordinating the transaction processes and managing both internal and external resources.  This position reports directly to the Co-Founder/Managing Partner.

Responsibilities:

  • Lead the pursuit of new acquisition opportunities by communicating with brokers and sellers and by performing financial modeling and market analysis.
  • Prepare internal documentation in order to process potential investments through internal approval processes – underwriting models, investment committee memorandum, investor presentations.
  • Proficiency in the closing and due diligence process mandatory.  Director will lead and manage this process and is expected to have significant experience overseeing the full process.
  • Negotiate purchase and sales agreements, joint venture agreements, and property management agreements.
  • Transaction execution capabilities including effective third-party and counterparty management, transaction negotiation and documentation.
  • Ability to effectively analyze legal, physical and environment due diligence, construction budgets and schedules analysis, budgeting, financial analysis/projections, and investment analysis. 
  • Development and implementation of exit strategies to optimize returns.
  • Gather financial, market, and other data to substantiate underwriting of potential investments versus pro forma to make recommendations to senior management.
  • Work with internal teams and external parties to identify investments that align with the corporate strategy.  Identify areas for improvement and programs targeted to increase revenue, reduce costs, promote efficiencies, and improve the overall performance of the targeted investments.  
  • Conduct and utilize market research to maximize investment performance and market selection.
  • Work hand in hand with Blackfin’s capital projects team to develop capital plan and strategies for optimizing its return on investment.
  • Coordinate the development of annual investment strategy and business plan.
  • Strategic role in dispositions, re-financings, and recapitalizations.
  • Coordinate new acquisition transitions to asset management to include but not limited to operating budget and capital plan transition.

 

Skills and Qualifications:

  • Minimum of seven years in private equity real estate investments and in-depth experience underwriting, sourcing, and closing multifamily investments.
  • Strong working knowledge and experience executing transactions in some of Blackfin’s target markets:  Suburban Boston, New Jersey, Pennsylvania, Maryland, Virginia, North Carolina, South Carolina.
  • Strong network of existing investment sales and industry relationships specific to the regional coverage.  Ability to source off market/quietly marketed opportunities.
  • Analytical problem-solving skills with capability to undertake detailed analyses and make well-reasoned, decisive recommendations.
  • Familiarity with all pertinent real estate transactional documents and processes such as purchase agreements, joint venture agreements, operating agreements, loan documents and property management agreements.
  • Willingness to travel.
