BGO Built to Lead Internship Program: 

BentallGreenOak is recruiting for an Investment Management Intern as part of the BGO Built to Lead Internship Program. As a BGO Built to Lead Intern, you will work alongside our industry leaders to help solve real-world challenges in a fast-paced, high-growth environment.  This is a paid 12-month developmental opportunity, and throughout the course of the placement, participants will have access to mentorship from senior leaders and to a formal training curriculum geared towards soft skills, business skills and leadership development.

 

The Opportunity:

The Intern, Investment Management will work extensively with and support other members of the Investment Management Group. The Canadian Investment Management Team at BentallGreenOak are trusted fiduciaries for over $25 billion CAD of assets under management on behalf of our global institutional clients.  The Intern will be primary responsible for providing analytical support and will gain broad and invaluable exposure, and relevant work experience in Real Estate Investment Management.

 

What You Will Do:

The Intern will be part of a structured rotational program which will provide them the opportunity to rotate through two of four areas within Investment Management, spending 6 months in each area. Based on the designated area, the intern will take on the role of an entry-level analyst and responsibilities will include the following:

Asset & Portfolio Management:

  •  Prepare qualitative and financial analysis, and create financial models for property level hold-sell analysis, proforma modeling & development opportunities, and major capital and leasing investments decisions;
  •  Assist in the preparation of annual business and asset management plans, operating and leasing budgets and client reports;
  •  Develop exposure to Argus in order to create and modify Argus models and Excel models as applicable to the assigned managed assets;
  •  Review monthly property reports including financial statements to track and analyze performance and assist with client reporting.

Investments:

  •  Prepare investment summaries, pipeline reports, presentation materials and memoranda;
  •  Prepare financial analysis for investment opportunities, as needed;
  •  Assist with implementation of group initiatives such as DealCloud transaction database;
  •  Assist with acquisition due diligence and sale mandates.

Commercial Mortgages:

  •  Obtain and summarize market research data including but not limited to cap rates, sale comps, vacancy rates, rental rates;
  •  Obtain and summarize corporate info (including financial statement review) as it relates to tenants, borrowers/guarantors;
  •  Assist with review and summaries of borrower/guarantor real estate assets, lease documents, building condition reports, appraisals;
  •  Assist underwriters/asset managers with data input in workbooks and scorecards;
  •  Inspecting properties in conjunction with senior staff;
  •  Support the preparation of various business reports;
  •  Help with ad-hoc servicing requests as they come in.

Portfolio Analytics, Research & Client Services:

  •  Performance measurement, including detailed return, attribution, risk, valuation, and income analyses for investor portfolios particularly for the Prime Canadian Property Pooled Fund;
  •  Portfolio-level analysis, including property type and geographic diversification, gross revenue by tenant and industry, lease maturity schedules and leverage analysis.
  •  Given access to third party data and tools to provide support for internal data related requests. Required to consolidate and update frequently used contents for formal or ad hoc requests.
  •  Provide support and analysis in the preparation of research contents such as slides, graphs, investment memos and other client communication publications;
  •  Support data automation project:
    •  Connect with Alteryx support and learn the software
    •  Assist in the automation of our workflow using the Alteryx software
    •  Complete the real estate fundamentals data extraction and clean up model
    •  Create/automate acquisition content for the Office and Industrial data sets.

 

Who You Are:

  •  Demonstrated interest in developing a career within the commercial real estate industry;
  • Strong analytical, critical thinking, problem solving, and project management skills are essential;
  • Relationship Skills – Ability to communicate effectively, both oral and written; ability to develop and sustain cooperative working relationships; team player;
  • Organizational Skills – Ability to allocate one’s time effectively and work under pressure; ability to prioritize workload; ability to work at a detailed level; willingness to learn in a dynamic environment that includes new ideas and change;
  • Computer Skills – Intermediate skills in Excel, Word, and other Microsoft Office programs, and a natural curiosity and intuitiveness for learning new applications; Proficiency in Argus is an asset.
