BGO Built to Lead Internship Program: 

BentallGreenOak is recruiting for an Investment Management Intern as part of the BGO Built to Lead Internship Program. As a BGO Built to Lead Intern, you will work alongside our industry leaders to help solve real-world challenges in a fast-paced, high-growth environment.  This is a paid 12-month developmental opportunity, and throughout the course of the placement, participants will have access to mentorship from senior leaders and to a formal training curriculum geared towards soft skills, business skills and leadership development.

 

The Opportunity:

The Intern, Property Management will provide value-added support to the Property Management Team within the Real Estate Services division.  The Intern will help support the day to day operation of an office & industrial portfolio to BentallGreenOak’s standards, ensuring tenant satisfaction, and creating operating efficiencies.

This is an invaluable opportunity for an individual with an interest in property management as a career. The Intern will gain a strong understanding of the industry by exposure to many different facets of property management, including legal issues, realty tax processes, tenant relationship management, client relationship management, capital projects and regular maintenance, and financial management and accounting.

 

What You Will Do:

Property Administration:

  •  Assist with rent collections and report on status of accounts receivables;
  •  Assist with audit and lease interpretation as required;
  •  Read and review Lease Review Checklists & Reports (LRC’s) as required;
  •  Assist with the implementation of Tenant Insurance Program (TIP) and collect Tenant Insurance Certificates;
  •  Assist with preparation and distribution of Annual Rental Statement Notifications;
  •  Review and distribute Year End Reconciliation to Tenants.

Property Management:

  •  Assist with cleaning inspections;
  •  Review cleaning progress with GDI to evaluated KPI’s;
  •  Distribute correspondence to Tenants (includes lobby renovations, upcoming events,
  •  temporary closures, etc.) as required;
  •  Monitor and follow-Up on tenant maintenance Requests as required;
  •  Review and understand approval process for annual year end reconciliations;
  •  Assist with monthly reporting including reviewing of Accounts Receivable comments;
  •  Assist with Tender Building Service Contracts;
  •  Review EcoTracker and consumption trends regularly with operation staff, and with managers, set targets and goals for energy efficiencies, water usage and recycling;
  •  Work with Leasing Representative as required, assist with leasing tours, and provide costs relating to leasing of suites, as requested from Leasing Representative.
  •  Manage and implement tenant retention programs;
  •  Assist with Annual Fire Drill;
  •  Assist with preparation for the annual budget process, and collect data associated to completing budgets, including utilities, annual contract costs;
  •  Assist with BOMA Best recertifications.

  •  Organizational Skills – Ability to allocate one’s time effectively and work under pressure; ability to prioritize workload; ability to work at a detailed level; willingness to learn in a dynamic environment that includes new ideas and change;
  • Computer Skills – Intermediate skills in Excel, Word, and other Microsoft Office programs, and a natural curiosity and intuitiveness for learning new applications.
