Description
Responsibilities will include:
-Negotiate new and renewal leases for commercial portfolio.
-Market properties to prospective tenants.
-Maintain relationships with brokers.
-Vet and qualify prospective tenants.
-Manage tenant relations including responding to tenant issues and ensuring that building engineering/management staff resolves problems promptly.
-Conduct regular periodic inspections of the properties and tenant spaces. Ensure proper upkeep of property.
-Offer recommendations to increase property attractiveness and income flow.
-Conduct market rent and property value analysis.
-Prepare annual budgets which include leasing assumptions for the coming year, commissions, tenant and capital improvements, energy costs, etc.
-Plan and manage tenant improvement projects.
-Oversee and participate in the development of requests for proposal, bids, contracts and estimates for construction.
-Negotiate contracts with architects, contractors and third-party vendors. Monitor performance.
-Ensure all construction projects are completed to a high quality and on schedule.
-Monitor compliance with building and safety codes, other regulatory requirements.
Requirements
-Bachelor’s degree.
-5+ years of commercial real estate/ property management experience required.
-Solid analytical ability.
-Prior experience overseeing construction projects.
-Knowledge of regulatory requirements and tools, materials and methods used in construction /repair of commercial buildings.
-Strong judgment and decision making with regards to the costs and benefits of actions.
-Strong communication /interpersonal skills
