Senior Associate, Loan Asset Management

 

3650 REIT has an opportunity for a Senior Associate in our Loan Asset Management department. The Senior Associate is responsible for resolving a moderately complex portfolio of performing and non-performing specially serviced loan issues. The Senior Associate must be able to work independently, at the direction of the Team Leader, yet be able to quickly recognize difficult situations and seek guidance from the Team Leader and Counsel.

Primary Duties and Responsibilities:

Manage moderately complex performing loan issues (“NTs”) and specially serviced loans (“SS”) serviced by 3650 REIT in its capacity as special servicer or as owner of the loan and ensure assets are effectively and expeditiously resolved.

 

Establish a workout strategy on SS assets including understanding real estate markets, property deficiencies, Borrower deficiencies, and to ascertaining the value of a real estate asset.

 

  • Complete accurate property and loan valuations using 3650 REIT’s proprietary models
  • Meet all compliance requirements in the applicable Servicing Agreements, in a timely fashion.
  • Consult with Team Leader on any unusual or difficult situations arising on assets, as necessary.
  • Prepare written Approval Recommendations on NT’s in a timely fashion.
  • Manage, train, and utilize Loan Analysts to increase efficiency.
  • Work effectively and maintain good relationships with outside counsel and internal departments (Legal, Servicing, Accounting).
  • Comprehensive analysis and understanding of loan collateral dynamics, value determination, and resolution alternatives
  • Conduct local market analysis and research
  • Engagement of and interaction with third party consultants including attorneys, receivers, management/leasing companies, appraisers, environmental engineers, and surveyors;
  • Preparation of quarterly budget and cash flow projections;
  • Strong organizational skills with the ability to manage multiple priorities;
  • Thorough underwriting and cash flow analysis at the loan and property level on original B-Piece acquisitions and performing loans in the CMBS portfolio.

Secondary Duties and Responsibilities / Familiarity Preferred:

 

  • Assist development modeling for mixed-use projects
  • Prepare financial models and cash flow forecasts using Argus and Excel with IRR and equity multiple sensitivities
  • Prepare comparative lease analysis comparing underwritten financials to proposed deals
  • Assist all departments with the strategic oversight of investment management activities related to 3650 REIT’ portfolio
  • Develop an in-depth understanding of retail leases; analyze the same with regards to tenant control rights, expense reimbursements, percentage rent obligations, co-tenancy impacts, etc.
  • Analyze property performance in relation to budgets; re-forecast based on actual events and create pro forma projections based on potential opportunities
  • Work closely with key company personnel in financing, refinancing and disposition transactions
  • Perform ad-hoc reports and special projects as needed

Job Qualifications / Experience:

 

  • 5+ years proven experience in Loan Asset Management in commercial real estate preferred
  • Outstanding financial, organizational, analytical and decision-making skills
  • Ability to manage multiple high priority tasks simultaneously under strict deadlines
  • Excellent writing skills with a strong attention to detail
  • Understanding of real estate and real estate terminology
  • Good knowledge of commercial real estate and CRE finance
  • Experience in managing CMBS loans
  • Ability to produce high quality work requiring minimal revisions
  • Ability using Microsoft Excel for reporting and analysis; experience with other Microsoft Office products, including Microsoft Word, Powerpoint and Outlook
  • Excellent communication, management, and interpersonal skills
  • Ability to work effectively as part of a large team
  • Bachelor Degree from four year college
