Reliant Group Management is a San Francisco based private equity firm with a nationwide presence.  The firm employs nearly twenty people in the headquarters office, with satellite offices in Southern CA, Seattle, and Austin. We currently operate more than 13,000 units of housing nationwide, including student housing, senior housing, affordable and market rate multifamily assets.  The asset management services provided by Reliant Group include intensive oversight of construction and rehabilitation efforts, in-depth analysis of operations, new media marketing and creative problem solving to improve operational performance.

RESPONSIBILITIES:

We are currently seeking an experienced Asset Manager to join the team.  The successful candidate will work on a remote basis, and there is a preference that the candidate is located in the Mid-Atlantic region). The position will initially have responsibility for the operational and financial performance of a 596 unit/1,891 bed student housing portfolio adjacent to Virginia Tech University in Blacksburg, Virginia. Eventually, this position will be responsible for over 1,000 units/3,000 beds in Blacksburg. Additional assets will be assigned based on capability and capacity of the successful candidate.  Specifically, the successful candidate will:

  • Manage the performance of their assets through direct oversight of third-party property management firms, including leasing strategies, expense management, and operational performance.
  • Prepare annual budgets, set rate strategy and leasing specials, and analyze rents and leasing velocity throughout the leasing season.
  • Guide the team in establishing and monitoring rental rates and pre-leasing goals.
  • Monitor specific performance measures on a weekly and monthly basis to identify trends and opportunities (social media presence, occupancy, leasing velocity, etc.); analyze monthly operating statements against budgets.  Provide regular updates to senior management.
  • Prepare proforma financial models to analyze potential refinancing, hold/sell decisions, and existing debt covenants.
  • Assist with information dissemination and analysis for refinancing's, recapitalizations, and dispositions.
  • Participate in the development of financial budgets, operating goals and strategic objectives; recommend, implement, and administer procedures to enhance operations and improve NOI.
  • Evaluate relative performance of portfolio and identify areas of improvement; communicate recommendations to local property managers and monitor implementation of performance measures.
  • Work within the Asset Management department to foster a culture of best practices and teamwork.
  • Work with the Acquisitions and Construction Management departments to review proforma assumptions and business plan, and assist as necessary to ensure smooth and frequent communication on projects.
  • Monitor all financial reporting requirements and provide necessary information to lenders, insurance providers and other stakeholders.
  • Visit markets and properties to validate business plan assumptions, monitor property operations, and identify opportunities and issues in order to improve operations.
  • Review and analyze market data to determine emerging trends that may impact property performance. Work with third party Property Management Companies to develop and implement action plans to drive occupancy and growth.
  • Complete regular site visits to each property to engage with the site teams, complete quarterly audits, recommend maintenance and capital improvements, tour the market, and develop relationships with the universities and communities we serve.
  • Ensure the maintenance of a student-friendly site with great reputation and curb appeal; strong ORA scores.
  • Perform miscellaneous additional duties as assigned.

MINIMUM JOB REQUIREMENTS:

Bachelor's or master’s degree and at least five years of multifamily asset management experience, preferably with experience in large student housing assets.

KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:

  • A minimum of 5 years of Multifamily experience, with at least 3 years of direct Student Housing experience.
  • Ability to examine and analyze operations and procedures, formulate policy, and develop and implement new strategies to improve operating results.
  • Solid communication and negotiating skills and ability to effectively communicate recommendations directly to senior management.
  • Experience in the successful implementation and oversight of value-add capital projects on student housing assets. Experience with green initiatives is a plus.
  • Proficiency in property management accounting programs and systems (Real Page, Yardi, and Entrata systems a plus).  Strong working knowledge of Microsoft Excel.
  • Ability to independently manage numerous projects simultaneously.
  • Experience in property level accounting and ability to analyze property financial statements.
  • Ability to work both independently and build consensus as part of a team.

  • Strong analytical and problem-solving capabilities.
  • Digital Marketing: Deep understanding of student leasing/marketing. How to connect with tenants on all social platforms. Demonstrated understanding of SEO (search engine optimization) and SMO (social media optimization).
