Open to experience levels from 5 – 10+ years, seeking someone who can hit the ground running with landlord or tenant transactional experience. Position and compensation flexible depending on candidate.

Senior level position, responsible for oversight of driving and executing commercial real estate leasing transaction deals, renewals and maintaining positive relationships within an assigned portfolio. Drives growth through successful marketing, negotiations and leasing transactions. Functions as a senior level sole contributor with responsibilities for leasing (1) a major project (large, multi-use facility) (2) multiple projects within a designated region.

ESSENTIAL FUNCTIONS:

1. Revenue Generation - Manage leasing activity (to include writing lease proposals) to maximize the value of the assigned portfolio.  Routinely work with current and prospective tenants including but not limited to property tours and representing COPT.  Coordinate in-house or third-party leasing activity. Work alongside construction and development, legal, accounting/finance and property management.  Manage tenant renewals as directed by asset manager.  Manage and negotiate the terms and conditions for tenant renewals as directed by manager.  

2. Business Development - Business Development.  Perform business development activities to include prospecting for tenants, marketing to brokers and agents, developing presentations. Manage the creation of marketing/presentation materials, broker mailings and maintain portfolio availability in commercial real estate databases, as necessary. Research, locate, assess and mine information relating to governmental and commercial prospects, tenants, land/building use, physical or legal characteristics, governmental issues that affect decision making regarding leasing.

3. Financial Planning + Control - Participate in the budget process and maintain awareness of property financial performance relative to budget.  Provide lease-up assumptions including market rental rates and tenant improvement allowances.   Conduct analysis, make recommendations on capital projects and maintenance issues. Meet periodically with Property Management and Asset Management to assess properties and strategize on initiatives.

4. Reporting - Provide market and financial information analysis and reporting to management including (but not limited to):  maintaining leasing reports containing data relevant to prospect activity, vacancy and renewals; preparing updates for quarterly earnings calls including vacancy and absorption within submarkets; and using market data to summarize and track market demand for office space.  

5. Public Relations/Outreach - Represent the company to external contacts significant knowledge of the key components that impact the economic performance of the COPT’s portfolio.  Develop and maintain relationships by participating in industry associations and broker events to increase company exposure in the marketplace.  Develop a wide network within the commercial real estate and brokerage communities as well as relationships with potential and existing tenants.  

SECONDARY RESPONSIBILITIES:

  • Perform other job related duties as assigned.
  • Works closely with supervisor and/or higher level Leasing Representatives/Managers to establish local presence and expand contacts/responsibility over time.  Volume and complexity of properties will typically remain small and straightforward with shorter term contracts until incumbent becomes more seasoned in role.

QUALIFICATIONS:

Education - Bachelor degree in Business Administration, Finance, Real Estate or other related field required.
Further Training - Real Estate License preferred.
Professional Experience - Senior level position with a minimum of 5 or more years experience in leasing multiple site commercial real estate office properties.

Computer Skills - 

  • PC proficiency to include (to include but not limited to) Microsoft Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software including internet searches/mining.
  • Ability to adapt to new or changing software programs.

Mobility - Ability to travel to other company locations/properties

Other Requirements - 

  • Understand the market as it relates to acquisition including knowledge of market demand and supply, vacancy, absorption, micro and macro issues relating to properties.
  • Professional understanding of building valuation methods (e.g. income, market, discounted cash flow, etc.)
  • Knowledge of financial analysis such as creating/analyzing budgets, etc.
  • Ability to read blueprints and have an understanding of all building related systems.
  • Strong interpersonal skills and ability to communicate effectively with different audiences.
  • Ability to accomplish objectives through consensus building, negotiation, influence and persuasion.
  • Effective at building relationships with internal/external business leaders, colleagues and employees.
  • Ability to multi-task with a customer focused approach.
  • Must possess a driver’s license and the ability to operate a motor vehicle.
  • May be required to carry and maintain appropriate government credentials.
