Job Title:                       Construction Project Manager

Group:                          Development

 

Location:                       Flexible. This is a position working in the field on Construction Sites located in New England, with regular travel to the corporate office in New York City as needed.

                                   

Position Overview:         The successful candidate will work as part of the Bluewater Property Group, having responsibility for the hands-on execution of speculative and build-to-suit construction distribution and fulfillment center projects.  This is a client facing role assisting the team in overall project planning and scheduling, resource allocation, and cost control. The Construction Project Manager also provides technical direction and ensure compliance with quality standards through bid/buy, construction, and close out. Candidates will act as the owner’s representative and onsite manager upon construction commencement, reporting to VP and SVP of Development. 

 

Primary Role/Responsibility

  • Effectively communicate with all clients, contractors, consultants, design teams, lenders, and various service providers integral to the development and construction process.
  • Assist and oversee the bid process and award of CG contracts and key subs.
  • Oversee the construction project from pre-construction to close-out and turnover.
  • Assist the development VPs with coordinating activities, schedules, consultants, and trades.
  • Attend weekly site meetings and any other project meetings as required.
  • Prepare meeting minutes, daily logs, change order reports, and requisitions.
  • Handle all RFIs, RFPs, submittals, and shop drawings.
  • Monitor the progress of construction activities and hold regular status meetings.
  • Manage and take full ownership of the administrative aspects, application process, payment requests, monthly requisitions, and construction project reporting.
  • Work directly with development officers manage paperwork, inspections, and coordination with all Authorities Having Jurisdiction including Municipal, County, State and Utility agencies.
  • Manage incentive compliance and reporting including union / local participation, sales use tax abatement and communication with economic development entities.
  • Manage and maintain all project-related legal documentation.
  • Create highly organized and detailed files for each individual project.
  • Analyze costs/values on a historical and forecasted basis.
  • Work directly with other departments, such as Leasing, Asset Management, Accounting, Investments, etc. 

 

 

Qualifications

  • A professional, team-oriented attitude combined with a business maturity level reflective of the position and Bluewater Property Group as an organization.
  • Fundamental understanding of and familiarity with construction and/or real estate development and accounting issues.
  • Computer conversant and proficient in MS Word, MS Excel, MS Outlook, and project management software such as Textura.  MS Projects and AutoCAD a plus.
  • Ability to create project budgets and schedules using MS products.
  • Experience with project entitlement, incentive agreements, and interacting with local and state level public sector officials a plus.
  • Strong analytical skills with fundamental understanding of client needs and industry trends
  • Experience reading, reviewing, and providing comments to technical design and engineering documentation at all stages in the design and construction process.
  • A self-starter with a strong work ethic.
  • The ability to work under pressure and prioritize with minimal supervision.
  • A demonstrated entrepreneurial spirit.

 

What are the basic requirements and expectations?

  • Undergraduate degree - Construction Management, Construction Development, or Engineering degree strongly preferred with exposure to finance/accounting.
  • 3+ years of experience on commercial construction projects
  • LEED, OSHA a plus
  • Verifiable professional references within the industry will be requested.
