JOB SUMMARY

Manage various real estate projects for Corporate clients, across their portfolio, which include, but is not limited to budget development, scheduling, procurement, construction, Move Management, post occupancy, financial reconciliation and project close out.

Desired candidate will work in the client's office in Hartford, CT.

Travel within the US is required based on the project locations assigned. Travel is approximately up to 25% but can increase or decrease depending on project specifics.

ESSENTIAL DUTIES AND RESPONSIBILITIES
• Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.
• Manages all phases of project management including; design coordination, construction, occupancy, quality control, procurement, contracting, budget development and cost tracking, invoicing, financial reconciliation to project close out.
• Interfaces with clients to define project requirements and provides regular updates to the client throughout the entire project. The majority of projects are lease driven and can be a renewal or a relocation and include anything from tenant improvements to restacks. This Project Manager will handle various types of projects at one time.
• Creates and manages project schedules and meets deadlines. Will manage between 5 to 10 projects at any given time. Projects can range up to $2 million in value.
• Able to present scope of work and action plans with internal and external people to meet the project's objectives.
• Tracks progress of projects against goals, objectives, timelines, and budgets, and generates reports on status. Monitors expenses to ensure they fall within the prescribed budget.
• Manages internal and external team members on any given project to achieve goals. A typical project can include; Security, IT, Audio Visual, Corporate Real Estate, Design team, Furniture team to external General Contractor, cabling, Sound Masking, furniture installer, furniture supplier delivery vendors and mover.
• Facilitates client and vendor meetings regarding project matters.
• Ability to create Request for Proposals for desired work scope needed. Bid vendor scope, bid leveling and contract execution through invoice close out.

SUPERVISORY RESPONSIBILITIES
  • No formal supervisory responsibilities in this position.
  • Provides informal assistance such as technical guidance, and/or training to coworkers.
  • May lead project teams and/or plan, and supervise assignments of lower level employees.
  • Manages 3rd party project delivery resources/team.
  • Responsible for identifying training needs, tracking performance, coaching, and motivating team members.


QUALIFICATIONS

EDUCATION and EXPERIENCE
  • Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study.
  • Minimum four years of related experience and/or training is required; 7+ years of experience in managing multiple projects in various phases of implementation is preferred.
  • Ability to comprehend construction documents and have a baseline understanding of MEP plans is preferred.
  • Basic knowledge of system furniture, structured cabling and move management strongly desired.
  • Experience with small to large office relocations, 2nd generation fit outs and restack/multi-phased projects is highly preferred.
  • Baseline understanding of corporate design is strongly desired.

CERTIFICATES and/or LICENSES
• PMP (US and/or Canada) and LEED AP preferred.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

FINANCIAL KNOWLEDGE

Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

REASONING ABILITY

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

OTHER SKILLS and/or ABILITIES

Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.

SCOPE OF RESPONSIBILITY

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.

*Connecticut Residents: CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Corporate RE Portfolio Project Manager position is $80,000 annually and the maximum salary for the Corporate RE Portfolio Project Manager position is $95,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program.
