Senior Financial Analyst
Reports to: Kent Swanson, Executive Vice President

Job Summary

Support all aspects of feasibility, entitlement, development, and the investment decision making process at Riverside. Works directly with Executive team to evaluate and underwrite potential real estate development opportunities. Expected to make substantial contributions to analysis that will inform the firm’s investment decisions as well as related to asset management.

Key Responsibilities

• Research comparable market data for deal underwriting and identify risks associated with investment opportunities.
• Conduct upfront feasibility analysis and provide updates for valuations of ongoing developments and owned property.
• Conduct acquisition and development due diligence.
• Assist with zoning/entitlement research and analysis.
• Transaction support, including review of partnership legal and service agreements.
• Maintain database of transactions, key economic variables, competitive projects and monitor industry trends which may be used to inform idea generation and investment strategy.
• Create and maintain complex development models for large scale mixed use projects, including residential rental, condominium, retail, office and hotel product types.
• Participate in all aspects of the development process, including financing, design, and construction, marketing, sales and leasing.
• Collect and integrate project data, including construction cash flow requirements, operating income and expense projections and financing assumptions for project pro formas.
• Arrange a variety of third-party reports such as market studies, property tax analysis, etc.
• Maintain development project budgets and schedules and report on variances.

• Evaluate and analyze market data including comparable properties (rents, sale prices, occupancy, etc.), supply and demand dynamics, etc.
• Assist in assembling RFP response submissions.
• Assist in in transaction structuring and legal document review.
• Analyzes capitalization and financing strategies.
• Work environment consists of in-person office attendance with limited travel expected.

Job Qualifications

• 2-4 years of commercial real estate experience or relevant transaction-oriented industry experience required.
• Bachelor’s degree in business, economics, or construction management from an accredited institution required.
• MBA with concentration in real estate, finance, accounting, or economics desirable, but not required.

Skills

• Precision and attention to detail as well as strong writing and communication skills are paramount.
• Highly motivated, self-starter preferred.
• Creative problem solver with an analytical background.
• Ability to prioritize and coordinate multiple projects at once.
• Knowledge of modeling techniques for debt, equity and hybrid capital structure products and joint venture equity promote/waterfall structures preferred.
• Technologically oriented with advanced proficiency in MS Office, with an emphasis in Microsoft Excel, Word, PowerPoint preferred.
• Working knowledge of Argus Enterprise strongly preferred.
