Seeking

JMF Development is seeking a motivated and experienced Director of Real Estate Asset Management to oversee the entire management of the portfolio. The Director should have experience in all aspects of property management. This position reports directly to the CEO.

Responsibilities

  • Coordinates, manages and oversees the entire property portfolio
  • Keeps a high level of Occupancy at all Properties
  • Sets expectations for the day-to-day operations of properties
  • Works with Third Party Leasing Agents to ensure all properties are at high level occupancy.
  • Initiates and Negotiates all Leases
  • Conducts periodic formal site inspections in compliance with established standard operating policies and procedures to certify properties are consistently maintained in first-class appearance
  • Develops and mentors Property Supervisors, Assistant Property Managers, Maintenance Staff and Coordinators to ensure properties are running smoothly and meeting financial expectations.
  • Knowledgeable in the bid management process, managing contracts for all contractors and third-party vendors
  • Oversees implementation and completion of all capital improvements, tenant improvements, repair and maintenance and any other construction related projects in accordance with set standards and set deadlines.
  • Ensures, fosters and maintains positive tenant relations and resolves tenant issues.
  • Works with designers and photographers to ensure [redacted] and other marketing material are appealing and best represent the properties
  • Reviews CAM reconciliations and financial reporting
  • Oversees service vendors, external partners, procurement companies, etc.
  • Coordinates work with Architects, Engineers and others
  • Reviews and oversees the annual budgeting and reforecasting process
  • Adhere to construction/project budgets
  • Works with accounting department to answer questions related to the properties and resolution of vendor issues.

Requirements:

  • Ability to work on multiple projects at one time
  • Project management skills
  • Knowledge in writing proposals
  • Working with and managing third party consultants including contractors
  • Design and construction product knowledge and material specification
  • Basic understanding of construction documents
  • Excellent organization skills, attention to detail, strength in time management, and prioritization
  • Ability to make decisions and adjust to changes while maintaining composure and managing other tasks and projects
  • Experience with independent projects as well as working with teams
  • Excellent computer and technical skills: Outlook, Word, PowerPoint, Excel, office systems, web applications, and office equipment
  • Minimum bachelor’s degree   
  • Minimum 7-10 years in real estate experience
  • Legal background a plus
