Job Opportunity

Gladstone Management is seeking a Senior Associate in our McLean, Virginia office. The Sr. Associate will be an integral member of the Acquisitions team and will cover industrial and office investments for multiple regions. The ideal candidate will demonstrate a combination of applicable work experience and a passion for real estate investing. Responsibilities

  • Acquisitions (80%):
    • Analyze and underwrite real estate transactions
    • Perform credit analysis, financial modeling, and industry research on prospective tenant’s business
    • Perform modeling of joint venture structuring and investment analyses (static pro formas, IRRs, NPVs, sensitivity analyses, etc.)
    • Conduct all aspects of physical, credit and real estate market due diligence on real estate transactions
    • Perform real estate asset configuration analysis ensuring viability based upon market fundamentals
    • Coordinate and review third-party analysis such as appraisals, environmental reports, structural analysis, etc.
    • Prepare written presentations, proforma analyses and financial models for Investment Committee
    • Participate in property and market tours for new investment prospects
    • Build relationships with market participants
  • Asset Management (10%):
    • Assist in all aspects of portfolio operations including leasing and renewal activities, property management activities, and formulating long-term asset plans and strategies
    • Assist with leasing activity for properties including the financial analysis of prospective leases, tenant lease negotiations, and credit underwriting of prospective tenants
    • Assist in the financial analysis and property dispositions process
  • Strategic Projects (10%):
    • Perform industry, competitor, and market research
    • Prepare analyses and presentations for Board of Directors

 

Education

  • BA or BS in Finance, Real Estate Finance, Accounting, or related disciplines from a top-tier university. MBA/CFA preferred.

Experience/Skills

  • Five to six years of experience in commercial real estate investment analysis, commercial real estate asset management, or investment or corporate banking. 
  • Proficiency and familiarity with financial reporting, financial statement analysis and financial modeling with an emphasis on cash flow and credit analysis.
  • Proficient in use of Excel, Word, Outlook, and PowerPoint.
  • Exceptional quantitative, analytical, due diligence, and problem-solving skills.
  • Superior communication skills. The applicant will be comfortable interacting with senior professionals at real estate brokerage firms, banks, private equity firms, financial sponsors, legal counsel and other partner firms, and our internal Investment Committee.
  • Familiarity with Argus real estate financial analysis software.
  • Technical knowledge of industrial building configurations a plus.
