Overview:

 

Since our formation seven years ago, SKW Funding has quickly developed into a leading private real estate debt platform, investing in every form of commercial real estate debt, across all asset classes and markets nationwide. The company is rapidly growing and along with its joint venture partner, Bain Capital Credit, has closed on approx. $600 million in loan originations and note acquisitions in 2021 alone. SKW has a pipeline of nearly $500 million in deals set to close in the next few months, which would bring our projected AUM to over $1 billion this year.

 

Position Description:

 

SKW Funding is seeking a high-energy, self-motivated individual with an entrepreneurial spirit to join its team. The individual will play an integral role in the financial analytics, underwriting, and due diligence process from working on new leads and underwriting deals all the way through to closing. The Financial Analyst will be provided a great opportunity for growth within the fast-growing company while gaining exposure to a wide array of real estate transactions, including multiple asset classes in NYC and other major metro areas. The position will report to senior leadership.

 

Responsibilities:

 

  • Assist in the underwriting, evaluation & development of models for multifamily, office, and retail note acquisitions and lending opportunities using Microsoft Excel and/or Argus Enterprise
  • Build and maintain complex financial credit, real estate valuation and equity waterfall models using Excel
  • Work with larger team and joint venture partners to underwrite and analyze potential investment opportunities
  • Research and analyze market data on local sub-markets in NYC and other major metro areas
  • Interface with third party brokers, lenders, borrowers, etc. on active projects
  • Work with team in production of detailed investment memorandums for new acquisitions, outlining investment strategy, market research, and pro forma returns
  • Assist in the evaluation of market rents, expenses, comparables, etc.
  • Work with asset management and other teams to monitor ongoing cash flow and create forward projections on active portfolio

 

Qualifications:

 

  • BA/BS degree in Finance, Economics, Real Estate, or related discipline preferred     
  • 3-4 plus years’ post-undergrad experience in investment real estate, preferably in NYC
  • Developed credit, analytical and financial modeling skills and experience in commercial, residential and/or multi-family real estate lending preferred
  • Proven acquisition underwriting capabilities
  • Strong excel, Argus and communication skills
  • Organized and highly detail oriented
  • Highly motivated
  • Strong interpersonal skills given the small team environment
