JOB SUMMARY
Produces investment packages for capital sources and internal investment committee; conducts underwriting of new development and acquisition opportunities, provides analytical support for asset management of assets owned long-term, maintains asset management system (ELITE) data and information, performs financial modeling, and coordinates acquisition and development due diligence.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Performs financial modeling, utilizing Budget Builder for development projects and Argus for acquisitions. Reviews any modeling completed by financial analyst.
Collects, reviews, and verifies market information supporting assumptions used in financial projections, including (but not limited to) rent rates, vacancy rates, historic absorption rates, current and future competition, capitalization rates, development costs, and other local market data as necessary.
Coordinates acquisition and development due diligence, including working with legal counsel to ensure all required materials are received from sellers, ensuring that analytics are consistent with factual information, working with sellers to gather outstanding information in acceptable form, etc.
Prepares investment packages for capital sources and internal investment committee in accordance with standard format and templates.
Provides analytical support for asset management of business unit projects.
Maintain asset management system (ELITE) data and information, including updated budgets and forecasts.
Other duties may be assigned.
SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position. Will provide assistance such as technical guidance, and/or training to coworkers. Will coordinate and assign tasks to co-workers within a work unit and/or project.

EDUCATION and EXPERIENCE
Bachelor's degree in business, accounting, finance, or marketing from appropriate 4-year college program. 2+ years' commercial real estate experience (including brokerage, development, marketing or building management) with strong financial orientation, or equivalent combination of education and relevant experience.
COMMUNICATION SKILLS
Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information to internal and external constituents.
FINANCIAL KNOWLEDGE
Requires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, present value, internal rates of return, and/or commissions. Conducts intermediate financial analysis. Has ability to analyze financial statements of potential tenants and contractors, etc.
REASONING ABILITY
Ability to comprehend, analyze, and interpret documents, financial projections, and discounted cash flows. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills.
SCOPE OF RESPONSIBILITY
Decisions made with understanding of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
