JOB SUMMARY
The purpose of this position is to provide analytical support to the Portfolio Managers in the management of separate account and fund portfolios; due diligence of transactions; monitoring and forecasting investments; and client reporting: requires guidance.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Provides analytical support to Portfolio Manager in management of client portfolios. Is an integral member of the team and will support the portfolio team in key aspects of running the Fund including:
Portfolio Management:
Supports the team in ensuring continued optimum fund performance is achieved
On a quarterly basis, assists in the valuation process for the Fund's investments, including updating Argus models for each asset and running DCF analyses, confirming underwriting assumptions with Asset Managers, and collaborating with the internal team to share and communicate updates related to each investment
Assists in maintaining the "portfolio model" and assists with updates to the model with new forecasts from research, new investments, and other changing assumptions
Undertakes research on competitors, other alternative asset funds and fund managers, supported by the in-house research and analytics teams
Work with Research and Analytics team on various proprietary research tools for the Fund
Asset Management:
Assists in putting together agenda for monthly meetings with the Asset Management team to review investment performance and leasing
Assists in draw review and approval process for the Fund's development projects working with the accounting and development teams
Together with the fund team, Asset Management, and Accounting teams, reviews Variance Analysis for individual investments on a monthly and quarterly basis
Working with Asset Managers, conducts financial analysis to understand effects on value of potential leases and capital projects at individual assets
Working with AM and Capital Markets team, assists in the Disposition process of investments, including running hold-sell analyses and effects on fund returns
Assists in managing the annual Budget process in collaboration with the AM team, Operations, and IA&R
Assists in advancing ESG initiatives for the Fund
Acquisitions:
Supports the team in evaluating potential fund investment opportunities
In collaboration with the Acquisitions team, evaluates potential investments through detailed financial analysis, models and review of documentation.
Incorporates assumptions of individual investments into portfolio effects, creates outputs and materials for the Investment Committee book
Reviews IC books and participates in IC presentations
Investor Services:
Working with the Investor Services team, assists in the coordination of information for investor communications, including webcasts, Advisory Board, due diligence meetings, etc;
Assists in the creation and design of reports and presentations both externally e.g. investor presentations and internally, in PowerPoint
Assists in answering ad hoc investor questions and preparing materials
Assists the Client Care team in updating the fund DDQ document on a quarterly basis
Assists the Reporting team and fund team in finalizing quarterly report for the Fund
Supports production of client investment plans; maintains target portfolio spreadsheet.
Preliminary screen of investment opportunities, produces financial models for investments, produces investment memos.
Monitors investments, meets managers regularly, updates fund model, produces fund research notes. Liaise with managers to collect Yardi questionnaire data and ensures input correctly into system.
Supports production of marketing materials
SUPERVISORY RESPONSIBILITIES
No formal supervisory responsibilities in this position.

EDUCATION and EXPERIENCE
Undergraduate degree, preferably in accounting, finance or economics required; postgraduate qualification preferred.
A minimum of 2 years relevant industry experience that has been acquired in a real estate investment or real estate investment management environment.
May have completed rotations within CBRE and progressing towards CFA/RICS.
