POSITION DESCRIPTION AND CANDIDATE SPECIFICATION
Position Title: Senior Asset Manager
Company: Gladstone Management Corporation, the Investment Adviser to Gladstone Commercial Corporation, (GCC) a public REIT
Location: McLean, Virginia – Periodic Travel to Properties Required
Reports to: Managing Director/Director of an Operating Region, GCC
Salary: Commensurate with Experience
Education
Required: BS/BA from an accredited school
Desired: Degree in Real Estate studies, Construction, Finance, or Accounting
Desired: Certified Property Manager (CPM), Real Property Administrator (RPA), CCIM or other investment-oriented certifications
Desired: Experience with Yardi Voyager/Elevate software
Experience
Required experience:
Minimum 7-10 years of experience performing property management, leasing and asset management services for office and industrial properties across multiple states directly or via third party providers. The ideal candidate will have experience with budgeting, reforecasting, construction oversight, service agreements, leasing, capital management, and overall asset management. Experience at a publicly traded REIT is preferred.
Desired Experience:
- Direct involvement in commercial construction, budgeting and administration.
- Experience with lease up of value-add net lease properties. Implementation of lease up and property stabilization strategies.
- Preparation of property valuations using discounted cash flow models.
Skills
Required skills:
- Strong analytical and multi-tasking ability.
- Working knowledge of the appraisal, title, structural, mortgage and insurance industries and the codes, policies and regulations governing their operation.
- Working knowledge and ability to interpret office and industrial lease provisions
- Working knowledge of standard third-party service agreements for property management, leasing, and construction services (interior and shell construction)
- Proficient with Microsoft Office suite, particularly Excel.

Position Responsibilities and Goals
- Maximize value through effective leadership of tenant relationship, leasing, management, repositioning and capital investment.
- Manage disposition of assets as part of the capital recycling initiatives.
- Manage third party relationships (e.g., tenants, legal, property managers, leasing teams) to ensure that corporate goals are accomplished.
- Lease Administration to include ensuring tenants’ full understanding and compliance with all aspects of the lease, including insurance requirements, tax payments, maintenance and repair responsibilities (either directly or through reimbursement to landlord) and expense reconciliation process
- Secure appropriate property insurance as required by lender and GCC.
- Conduct or organize periodic building inspections and prepare reports specifying any needed corrective action.
- Lead the preparation of annual operating and capital budgets. Prepare and review monthly, quarterly and annual property operating reports and revise activities as necessary to ensure optimal property operating performance.
- Prepare quarterly reforecasts and asset impairment models in Yardi software.
- Participate in property valuation analyses in coordination with the investment team to assess future portfolio performance under varying scenarios to maximize return to shareholders.
- Orchestrate approval and oversee (directly or through third party providers) alterations or reconditioning of property as specified in management services or lessee’s agreement.
- Select and monitor vendors, negotiate and facilitate approval of awards for contract services and agreements, and supervise vendor performance as necessary.
- Participate in the expense reconciliation process and communicate the results to tenants.
- Advise the deal team on any recommended changes to lease provisions regarding property management prior to finalizing investment.
- Provide Gladstone Management Team with timely, comprehensive reports.
- Selection of professionals to secure entitlements, zoning changes\variances.
- Work with third parties to conduct tax appeals.
- Prepare compliance reports on all key policies and obligations.
- Prepare briefings and recommendations to Gladstone management and Investment Committee on key decisions.
