Sureste Property Group (SPG) is a leading Atlanta based real estate company. SPG is a fully integrated development, acquisition, construction, and management company in the affordable and middle-class multi-family markets. SPG works with institutional partners along with its own proprietary capital and has delivered excellent returns and value for all parties.

 

SPG is one of the most active participants in the Southeastern value add work force multi-family market. We have acquired 20 plus properties valued at over $400M in the last 36 months and have multiple opportunities and capacity to continue aggressive acquisitions and the development of new multi-family communities in our target markets. Our new development activities encompass both traditional multi-family as well as single family built-to-rent assets. We currently have 13 land parcels secured for future land development.

 

A key element of our success is our active management of our business through our Sureste Property Services (management) and Sureste Development Group (acquisitions, development, and construction) operating divisions.

 

SUMMARY

 

The ultimate goal of the Project Development Manager is to coordinate and manage the predevelopment and construction process to ensure an on-time, on-budget delivery of the asset in accordance with the project vision.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:

 

Daily Tasks

 

  • Proactively Manage Assigned Projects – “soup to nuts” from due diligence through permanent financing following stabilization
    • Focus will vary over time by project, based on the stage of each project

 

  • Knowing market – rent comps, sales comps, demographics, key employment centers (existing and growth), schools, etc. – is always priority (including in person site visits and meetings with stakeholders)
  • Prepare or cause to be prepared and continually updated: due diligence materials, due diligence checklist, Investment Memorandum, project schedules, pro forma, budgets, etc.
  • Recommend project scope (density, product type and mix, amenity packages) to align with market and project budgetary constraints
  • Manage vendors and consultants against contacts, particularly w/r/t budget and schedule
  • Driving design development and driving process
  • Closing coordination – land acquisition and loan closings
  • Overseeing construction and monthly pay applications / draw requests
  • Coordinate with SPS on marketing, lease up, and achieving conditions for permanent financing following stabilization
  • Includes, but not limited to, tasks assigned or highlighted in weekly Development Meetings
  • Coordinate with sellers, brokers, design professionals, attorneys, other consultants, local government, general contractors, etc. as required to achieve the above
  • Coordinate with Sureste finance, land acquisition, construction, property services as required to achieve the above
  • Other tasks assigned by President of Sureste Development
  • Manage Dropbox files for assigned projects
  • Update various non-project specific tracking sheets (Project Contract Summary, Master Consultant, etc.) on continual basis
  • Report material developments and variances to Gary

Weekly

  • Attend Weekly Project Development Meetings
  • Meet individually with Gary to update projects, deliverables, and status
  • Review vendor invoicing highlighting any variances from budgets or other performance issues
  • Update Project Market Analysis – rents, home values (each project on a bi-weekly basis)

Monthly

  • Update Project Investment Memorandum (as needed, but each project reviewed at least 1x per month, spread over the month)
  • Maintain and update Project Development Budgets, Review and Process Payment Requests (construction) and other invoices
  • Conduct periodic Site / Market Visits to maintain high degree of knowledge of project, market, and competition; oversee projects in delivery (in collaboration with SVP of Construction)

 

 

QUALIFICATIONS

  • Bachelor’s or higher degree in relevant field of study, such as engineering, architecture, construction management, finance, and/or real estate.
  • At least 5 years’ experience in real estate development management and at least 3 years’ experience in construction management (may be concurrent).
  • Experience developing large scale multi-family developments.
  • Experience and ability to engage and manage local jurisdictions and public agencies as required.
  • Basic familiarity with principles of real estate finance and real estate financial models.
  • Project Management Professional (PMP) certificate preferred.
  • Aptitude to use critical thinking to solve complex problems and address them directly and timely.
  • Impeccable integrity.
  • Diligent work ethic with ability to take initiative and comfortably work in fast paced environment to meet business critical deadlines.
  • High attention to detail.
  • High sense of urgency.
  • Highly proficient with Microsoft Office Suite, particularly Excel and PowerPoint.
  • Excellent written and oral communication skills.
  • Ability to problem solve and achieve objectives.
