SUMMARY: Under the direction of the Senior Operations Manager and the VP/Senior General Manager of the Retail/Office component (“Management”), the Chief Engineer is responsible for all physical aspects of Domain Northside, ensuring the entire asset is operating in a first-class manner from both an aesthetic and operational standpoint.

 

KEY AREAS OF RESPONSIBILITY:

 
Operations and Management

  • Takes a leadership role in the implementation, execution, and on-going deliverance of all Key Performance Indicators (KPIs).
  • Oversees the Domain Northside maintenance team in all daily activities.  Assigns tasks and monitor progress ensuring that the maintenance team is performing in compliance with all Northwood standards. 
  • Oversees the level of service provided to tenants/residents and takes proactive action necessary to achieve goals.  Ensures the condition of all building systems and equipment is fully operational to preserve the value of the property and to minimize downtime. 
  • Has a thorough knowledge of all building systems and ensures entire maintenance team has an equal thorough knowledge of all building systems including but not limited to:  Fire/Life Safety, electrical, plumbing, mechanical.
  • Builds, supports a team environment and culture focused on service and exceeding expectations.
  • Ensure compliance with the maintenance team with all Northwood policies and procedures, including those concerning safety, job performance, and personal conduct.
  • Prepares assigned portions of the operating budget including but not limited to HVAC, MEP, utilities, and assists in tracking expenditures and in managing expenses.
  • Hold primary responsibility for keying requests.  Maintains complete, accurate records of the project’s keying system.
  • Ensures that all work orders are properly assigned, addressed and closed-out timely.   Works in very close proximity and demonstrates flexibility with Management and provides consistent and detailed progress reports. 
  • Assists in scheduling training sessions on OSHA-mandated safety topics, teaching classes as directed. 
  • Completes required reports and logs for fire alarms and fire protection testing and maintains the requisite documents for complying with hazardous material management laws, including those concerning asbestos.
  • Works closely with third party teams that manage janitorial, pest control, security, landscaping, and all other third-party service contractors ensuring contract compliance.
  • Assists Sr. Operations Manager with all new tenant buildouts; ensures compliance with all Domain Northside rules and regulations.
  • Assists, when needed, setup/takedown in marketing and sponsorship events. 
  • Assist with management of contract services, including negotiation, renewals, supervision and termination.
  • Partners with Management on the implementation and continuous management of the property’s emergency and fire/life safety policies and procedures.
  • Assist in snow/ice removal as needed.
  • Inspects the interior/exterior of the property daily and follows up on any deficiencies noted.
  • Other duties as assigned

 

REQUIREMENTS:

  • BS/BA degree or equivalent experience
  • 7+ years’ experience in mixed-use, retail/office and residential facilities management
  • Available and will respond 24/7 in the event of emergency or other need.
  • Proficient in all aspects of Microsoft Office with advanced Excel capabilities and experience with ANGUS and OneSite preferred
  • Ability to multi-task and handle multiple priorities while managing aggressive deadlines
  • High sense of urgency and ability to work independently.  Adapts well to change and demonstrates ability to develop and implement process/system improvements.
  • Proven track record to drive and implement strategic initiatives.
  • Demonstrated ability to manage multiple projects and be able to prioritize in a fast-paced environment.
  • Must be data oriented and have proven ability to interpret and synthesize data, make recommendations to drive business decisions.
  • Critical thinker; exceptional analytical and problem-solving skills.
  • Must have great attention to detail and work well under pressure.
  • Must be comfortable to working in a cross-functional team; has proven ability to influence across the organization at multiple levels.
