Purpose of the Position
Under the direction of the CEO, the Vice President, Operations will oversee the operations and management of the firm’s nationwide portfolio. They will ensure the properties’ financial and physical well being as well as maintaining all legal and regulatory compliance.  The Vice President, Operations will work to develop strategies to improve and support site-based operations of this multi-asset portfolio (multi-family, industrial, commercial, and retail).

Key Responsibilities

  • Responsible for P&L and Operations of the property portfolio. Oversees preparation of annual operating budgets and approve budget projections for all properties in the portfolio.
  • Creates Property Business Plans in conjunction with the Acquisitions Department and Director of Acquisitions. Directly responsible for overseeing and executing on Property Business Plans.
  • Analyzes actual income and expenses against approved budget guidelines, directs corrective action and requests appropriate budgetary adjustments.
  • Conducts financial results reviews with Regional Managers & Portfolio Managers on a routine basis to identify potential problems early and make timely corrective actions.
  • Reviews and approves annual bids for all contract services.
  • Encourages creation of energy conservation programs.
  • Achieve financial performance goals of all properties, including NOI, lease-up, cash flow, capital projects and other required performance metrics
  • Oversees preparation of rent increase rates and retention initiatives.
  • Innovate and improve operational performance through process, technology, training, management, and leadership.
  • Hosts regular team meetings to highlight individual team members development goals, address client issues and plan for future requirements
  • Prepares, reviews and maintains all data and information required by owners, investors, lenders and agencies across the asset portfolio.
  • In conjunction with HR, assesses and recommends changes to current policies and operational practices. Plans, develops and implements operating policies and procedures.
  • Participates in training initiatives as cross functional support or subject matter expert, as needed
  • Work with the executive team a to set operational goals for each property and establishes company standards for property operations, sales and leasing, collections, customer service and workplace safety.
  • Responsible for executing initiatives for newly developed and acquired properties in assigned portfolio/region.
  • Enforces and adheres to company policies, rules and regulations.
  • Monitors and ensures program and regulatory compliance with various agencies.
  • Oversees the physical condition and security of all communities within the assigned portfolio/region.
  • Maintains knowledge of the physical condition of all properties and REAC readiness. Conducts physical site inspections. Makes recommendations for exterior and interior apartment improvements.
  • Fosters a positive, active and collaborative relationship with residents and ensures residents are being serviced appropriately.
  • Troubleshoots and resolves complex resident and community issues.
  • Ensures all marketing initiatives are executed in accordance with the company’s marketing strategy and guidelines.
Skills and Competencies
  • A Bachelor’s Degree, or equivalent of education and years of experience in property and/or asset management;
  • 10+ years of Property Management experience and progressive growth
  • 10+ years of experience in a management or supervisory position
  • Valid state driver's license and state-mandated vehicle insurance.
  • Demonstrated experience in managing large, complex properties
  • Demonstrated success working with and managing cross-functional teams in order to achieve desired results
  • Excellent decision making and analytical skills to effectively tackle any issues or challenges that may occur
  • Excellent communication skills to ensure clear and effective delivery of directives§Excellent leadership skills to coach, develop and motivate direct and indirect reports
  • Excellent time management skills to meet deadlines and create efficiency
  • Regular travel to field offices and the Firm’s property sites, as required.

Education

A Master’s Degree, or equivalent of education and years of experience in property and/or asset management;
