Real Estate Associate

           

Lighthouse Real Estate Investments is seeking an Associate to join the team and assist in the execution of the full cycle of development, acquisitions, asset management, financing, and disposition of properties across a variety of real estate asset classes and geographies.  The ideal candidate will be highly motivated, have strong communication skills, and be an analytical thinker with a proven track record of problem solving.  The successful candidate must have strong financial skills and be able to operate independently. 

 

Lighthouse has executed transactions and built a portfolio of both stabilized and development assets across the country in 6 states which includes residential, office, industrial, mixed use and hospitality assets.  The portfolio has a value in excess of $4 Billion, which includes 1.5M SF of office, 1.5M SF of industrial, 80K SF of retail, 1,400 residential units (rental and condo) and 175 hotel keys.

 

Focused on execution and growth, Lighthouse is building a highly sophisticated team and this position offers the successful candidate the opportunity to be an integral team member in the management of the existing portfolio and underwriting future acquisitions and developments.

Responsibilities:  

      • Analyze and underwrite real estate development, acquisition, and liquidity opportunities (i.e., refinancing and disposition opportunities)
      • Develop detailed financial models to establish pro forma cash flows, investment and venture return analyses, and sensitivity analyses
      • Prepare comprehensive investment summary memoranda, presentations, and sensitivities for prospective investors
      • Evaluate joint venture opportunities, including performing waterfall analyses and sensitivities
      • Conduct valuation analyses for all existing assets
      • Update and maintain standardized financial models for all exiting assets as well as our comprehensive portfolio rollup and forecast
      • Prepare annual asset business plans and quarterly asset management reports for investors
      • Research, analyze and summarize local real estate markets and submarkets and understand historical and forecasted trends.
      • Maintain a close knowledge of capital market conditions for underwriting and “what if” scenarios/recommendations
      • Asset Management duties include site visits as needed, preparing annual budget and reforecasting plans, cash flow consolidation, interfacing with partners, property managers, and other consultants
      • Project management of current developments including review of draw requests
      • 10-25% travel is required with partial remote work

Qualifications:

  • At least 2 years of real estate asset management and/or acquisitions experience ideally with exposure to multiple markets and asset classes
  • Financial analysis and valuation experience for land acquisitions, stabilized properties, development, financings, and dispositions
  • Asset management knowledge for either residential, industrial or life sciences.  The ideal candidate will have knowledge of multiple asset classes.
  • Excellent excel modeling and written communication skills
  • Proficient in PowerPoint
  • Proficient in commercial mortgage financing (i.e., DCR, LTV, Debt Yield, Spreads, Loan Constants)
  • Development experience a plus
  • Able to quickly digest a large volume of data and make recommendations to senior management
  • Desire to be involved with a broad range of real estate transactions and interface directly with senior transaction professionals in a fast-paced organization
  • Willing and able to function in a dynamic and small team environment with the desire to take on challenges outside the basic job description to get the job done
  • Must be a team player with proven ability and self-motivated
