Cove Capital is seeking a Multifamily Property/Asset Management professional to join our growing team of investment professionals in Torrance, CA. Ideal candidates have extensive experience in multifamily asset management with an emphasis on Class B, low-income housing. An outstanding Property/Asset Management professional should possess strong asset management execution skills, be detail-oriented, highly organized, and able to work independently and perform under pressure.
Responsibilities will include meeting weekly, monthly, and quarterly goals by overseeing both internal and third-party property managers. The candidate will work closely with the leadership team to continue improving the company’s overall portfolio.
Essential Function:
- Managing all aspects of the day-to-day activities of the properties. Internal Management and external third-party property managers
- Creating and adhering to the annual budgets.
- Maintain accurate records of community transactions and lease files.
- Handle the leasing process from start to finish
- Ensure all rents are collected, posted and deposited in a timely manner.
- Solicit bids, negotiate contracts and oversee vendors and contractors.
- A/P entry and management.
- Creating and implementing marketing and advertising strategies to meet the goals of the property.
- Oversight of apartment turns and quality of make ready apartments.
- Dispatch service requests and follow up to ensure the work is completed promptly and correctly.
- Responsible for all lease renewals and renewal documents.
- Ensure resident satisfaction and retention by handling issues with courtesy and expeditiously as they arise.
- Compiling data and distributing weekly updates and monthly newsletters.
- Establish excellent relationships with residents, owners, management and vendors.
- Other duties as assigned.
Experience:
- Minimum 4-6 years of multifamily property management /asset management experience.
- Commercial Properties experience a plus
- Proven reporting capabilities
- Proven multifamily asset management success
- Professional designation of Certified Apartment Manager, Accredited Property Manager, or Certified Property Manager
- Previous Class B, low-income housing, stabilized experience required
- Yardi experience
Position Qualifications:
- Must be able to handle multiple projects with accuracy under strict deadlines.
- Entrepreneurial perspective.
- A cohesive ability at interpersonal and communication skills, both verbally and written.
- Able to engage with staff at all levels of the organization and exercise sound judgment.
- Excellent organizational and time-management skills; responsive and good at follow-through.
Education:
- Bachelor’s degree in real estate, finance, business or related field is required.
