OPPORTUNITY:

Exciting opportunity to work directly for an owner on a portfolio of single-tenant industrial assets located in various markets in our East region. Light travel is optional but preferred to visit sites annually with the Property Manager.

MINIMUM REQUIREMENTS:

  • Minimum of 2 years’ experience within a real estate property management company; industrial experience preferred
  • Excellent written and verbal communication skills
  • Strong customer service skills and ability to establish strong interpersonal relationships with team members, tenants and vendors
  • Excellent organizational skills with attention to detail, ability to prioritize work and ensure accuracy of work
  • Familiar with bidding vendor contract services, preparing vendor contracts and managing vendor services
  • Knowledge of property budgeting and reporting processes
  • Strong computer skills (Microsoft Office applications; MRI and Kardin a plus)
  • Professionalism and customer service a must
  • Self-starter and team player

 

RESPONSIBILITIES:

  • Provide exemplary customer service through a proactive and positive approach to foster positive rapport with tenants
  • Promptly respond to and resolve tenant concerns
  • Prepare tenant welcome packages and notices
  • Update and maintain property information and other logs
  • Coordinate and track required site inspections
  • Gather, maintain and follow-up on tenant maintenance responsibility compliance
  • Prepare, manage and track all vendor contracted services
  • Develop a variety of vendor and contractor relationships in multiple markets
  • Enter and code A/P invoices for property manager approval
  • Oversee property tax payments and work with tax consultants on appeals
  • Assist with operating budgets and expense reconciliations
  • Request, review and recommend bids and specifications for maintenance agreements and contractors
  • Assist with review of monthly operating statements and prepare variance comments
  • Assist with monthly expense accruals for submission to accounting
