MassDevelopment is accepting applications for a Real Estate Analyst within the Asset Management department of MassDevelopment’s Real Estate Division.  Pursuant to its mission to create jobs, promote economic development, and eliminate blight, MassDevelopment undertakes a wide range of real estate development/redevelopment projects either as the owner/developer, or by providing support services to communities to help define and achieve their economic development goals and objectives.

 

Under the direction of the SVP Asset Management, the position supports the Real Estate Department and specifically the Asset Management department, which oversees a wide-ranging real estate portfolio across the Commonwealth. Properties under this department include a downtown multi-tenant 130,000 sf office building in Springfield, three State piers, and the Agency’s eleven leased office spaces, among others. In addition, the department oversees the disposition of land and the leasing of several buildings at Devens, a 4,400-acre master planned community.

 

Core Components of the Position:

  • Analyze portfolio data and department budget inputs, create and produce reports, perform financial analysis and prepare memos and presentations for senior management. Act as point-person responsible for managing the periodic portfolio review process. Act as the point-person responsible for developing the annual asset management budget in close coordination with other Division staff and under the direction of the SVP of Asset Management.
  • Perform financial analyses (including the development of budgets and schedules) for existing or potential projects, including narrative explanation of assumptions and background; documents may be presented to senior staff, the Board of Directors and other stakeholders.
  • Serve as the point person responsible for processing, tracking and documenting invoices and bills for specific MDFA assets.
  • Manage and/or participate in the due diligence process for new acquisitions or redevelopment of existing MDFA properties, including managing the procurement of consultant services and managing the consultants’ tasks, review of market and site specific data.
  • Work with brokers, to determine appropriate acquisition and lease rates for MDFA as landlord or tenant. Make recommendations to senior staff on appropriate pricing of sales, purchases or leases.
  • Manage and/or participate in the process of securing newly acquired properties including addressing security, utilities, billing and permitting issues as needed.
  • Manage and oversee the development and tracking of operating expense budgets for properties owned or under consideration for acquisition or disposition by MDFA.
  • Evaluate market and financial analyses provided by others in connection with any MassDevelopment projects including MDFA owned properties and sites/buildings under consideration for acquisition by MDFA.
  • Assist with real estate projects by participating in interdisciplinary project teams, working closely with project managers, maintaining project work plans including schedules and budgets, documenting decisions through meeting minutes, and completing other tasks as assigned.
  • Attend meetings, both on and off-site in connection with above-mentioned projects/analyses.
  • Manage outside consultants, reviewing their work product and incorporating such into reportable analyses as appropriate.
  • Prepare and participate in the RFQ/P process for professional services, as needed, adhering to the rules and regulations of MDFA procurement.
  • Support record tracking, compilation and reporting to support capital project reimbursement and other related restricted funding budgeting and reporting.

 

Qualifications:

  • 2-5 years of professional experience in commercial real estate or real estate finance required. 
  • This position requires a bachelor’s degree with a concentration in finance, economics, real estate or marketing; master’s degree or relevant professional experience is preferred. 
  • Excellent analytical skills and financial modeling skills, with experience with project budgeting, project timelines, cash flow and proformas and project management tools is preferred.
  • A strong knowledge of commercial real estate, including public/private development, leasing and/or economic development experience is desirable.
  • Familiarity with Massachusetts real estate market is strongly preferred.
  • Experience with or exposure to construction management would be beneficial.
  • Experience with retail marketing and leasing would be beneficial.
  • Strong interactive and relationship-building skills with an ability to effectively present information and respond to questions from clients, businesses, third party consultants, communities, property owners, tenants is required.
  • Must be able to successfully work in a team environment on projects.
  • Must be detail oriented and possess superior written and oral communications skills.
  • Must be comfortable working independently.
  • Proficiency with Excel (including VBA, Macros, Pivot Tables, etc.), Word, and PowerPoint is required, with a working knowledge of project management software. Experience with real estate software programs (LoopNet, CoStar, MRI Software, etc.)
  • Must have a valid MA Driver’s License.

The starting salary range for this position is $53,530-$68,250.
