As th Development Manager, you support the Director of Development to manage all domestic development projects, working with a variety of in-house teams as well as third parties to oversee aspects such as the preliminary site plan, design process from schematic to CDs, construction budget, due diligence report, timeline, and environmental issues.

Roles You'll Play:

THE DEVELOPER

  • Lead the business plan implementation, production of all design/construction documents, special project management, permitting, and construction of new projects
  • Design and implement new controls, processes, and best practices to continually improve end-to-end development approach and keep systems running as smoothly as possible
  • Manage and report on project change management programs and progress reporting mechanisms to keep team members and fellow management informed
  • Develop and manage budgets which support cost-effective implementation of Cortland's strategies, tactics, and operating plans
  • Drive the permitting process and requirements for each project by working with various local municipalities
  • Provide a monthly executive report that contains the status of the project, including budget, General Contractor change requests, potential risk, contingency and allowance reconciliations, construction schedule, construction update, and cash flow
  • Produce standard outline specifications that teams can easily access for use in new developments
  • Ensure adherence to quality standards and review project deliverables

THE LIASON

  • Serve as the link between Design and Construction Management teams to ensure cohesive coordination of complex projects from conceptualization to buildout
  • Manage the plan, design approvals, special project logistics, permitting, and construction of new projects
  • Oversee important tasks like estimating, budgeting, scheduling, negotiating contracts, purchasing, controlling quality, and reporting
  • Partner with Directors of Investments and Directors of Operations to develop the business plan and project roadmap for each new domestic development
  • Connect with all areas affected by the project – including end users, distributors, and vendors
  • Lead the coordination of all internal/external design consultants throughout the development process
  • Act as the Owner's representative when attending Project Owner's meetings
  • Review RFIs and applicable submittals as needed for Owner input

  • Manage the RFP process in tandem with Cortland's in-house construction team to select the very best General Contractors to carry out new development projects
  • Direct the administration, liaison, and overall performance of the General Contractors
  • Perform site visits with the General Contractors, manage their design work, verify their budget submissions, approve their payment applications, and oversee subcontractor selection and building material purchases
  • Manage design professionals and construction contractors and review, approve, and negotiate their contracts

THE TALENT COACH

  • Manage the RFP process in tandem with Cortland's in-house construction team to select the very best General Contractors to carry out new development projects
  • Direct the administration, liaison, and overall performance of the General Contractors
  • Perform site visits with the General Contractors, manage their design work, verify their budget submissions, approve their payment applications, and oversee subcontractor selection and building material purchases
  • Manage design professionals and construction contractors and review, approve, and negotiate their contracts
  • Supervise, train, and coach associates on the Development team

Your Building Blocks of Success


  • Stellar record of 7+ years in real estate and 3+ years of multifamily/hospitality experience
  • 4-year college degree in finance, real estate, business administration, construction management, engineering, or similar field
  • Excellent quantitative, analytical, and problem-solving skills; experience creating developmental financial models
  • Solid written, verbal, and interpersonal communication skills; contract negotiation expertise
  • Ability to perform without immediate supervision
  • Effective use of project management software to plan, monitor, and report on projects
