Responsible for creating asset value through the development and execution of market area plans for Commercial Real Estate Division's (CRED) real estate portfolio. With limited guidance from manager, manages all aspects of project (one or more medium sized projects) planning and implementation, including planning, financial feasibility, due diligence, entitlements, pre-construction and construction budgets, partner relationships, and other development activities. May serve as CRED liaison to KS regional team.

 

Essential Responsibilities

 

Planning & Development

  • Ensures planning and development strategies are in alignment with regional plans, CRED portfolio plan and SP2020. Supports the development and execution of master plans and property level plans. Creates and executes market area and/or property level business plan(s) in alignment with approved or recommended plans.
  • With limited guidance from manager, manages all aspects of project (one or more medium sized projects) planning and implementation, including, entitlements and permits, capital projects planning and budgeting, project timeline, feasibility analysis, project proformas, marketing and leasing plan, due diligence, and other development activities. May lead small cross-functional project teams from time to time.

 

Financial Management, Reporting & JV Relationships

  • Prepares and maintains project budgets and project pro formas utilizing KS' standardized underwriting procedures. Prepares and tracks budgets and reports on variances to schedule and budget. Provides financial oversight for expenditures. Manages the relationship with assigned partners and reports on partner activities.

 

Project Management & Operations

  • Responsible for working collaboratively with a variety of internal and external partners for specific planning and development projects. Work collaboratively with Facilities Development & Support Division to maintain project plans and project tracking reports.
  • Prepare and manage Requests for Proposal (RFP's) process for consultant studies. Directly supports Asset Management with preleasing activities on redevelopment projects. Develop and maintain project plans and maintain project tracking reports.
  • Diagnose critical path issues and develop alternative strategies to accomplish objectives if needed. Responsible for evaluating infrastructure capacity and requirements needed for development/redevelopment projects.
  • Coordinates with consultants, City, State, Federal agencies to direct and further entitlement process.

 

Partnership & Community Relations

  • Assist with KS' community relations efforts for area planning and development initiatives. Attend community meetings and assist with presentations to groups including neighborhood boards, public officials and business associations. May serve as KS' community liaison for specific plans and projects.

 

Position Requirements

 

Minimum Qualifications - An equivalent combination of education and experience may substitute for the requirements listed.

  • Bachelor's degree in a related field.
  • Minimum of 5 years of related project management experience.
  • Demonstrates understanding of market conditions, including asset classes, current dynamics and historical market trends.
  • Expertise in financial analysis to develop recommendations and lead others through the identification of patterns and trends in data.
  • Effective at leveraging relationships (internal and external) to break down barriers, share information and promote effective teamwork.
  • Strong financial modeling skills for asset planning including demonstrated proficiency with principles of net present value, internal rate of return and return on cost.
  • Detailed knowledge of zoning, permitting and entitlement of real estate process.
  • Working knowledge of real estate laws and pertinent legal documents.
  • Excellent negotiation skills and proven ability to negotiate real estate agreements and professional service contracts.
  • Excellent interpersonal skills, including presentation, oral communication, and writing.
  • Strong computer skills and working knowledge of lease-by-lease software program (Argus).
  • Ability to prioritize and manage multiple projects and assignments.
  • Ability to travel to various locations, including neighbor islands to conduct business.
  • Ability to work evening and weekend hours as required to meet goals and objectives.

 

Preferred Qualifications

  • Real estate sales or broker license.
  • Real estate trade association certification (CPM, CRE, CCIM).
  • Certified Planner (AICP).

 

Physical Requirements

  • Frequently sits, perform desk-based computer tasks and grasp light or fine manipulation, talk or hear.
  • Occasionally stand and/or walk, write by hand, and lift and/or carry, push and/or pull objects that weigh up to 10 pounds.
  • Rarely twist, bend, stoop, squat, kneel, crawl, climb, reach or work above shoulder, or grasp forcefully.

 

Working Conditions

  • This position may involve traveling to various locations, including neighbor islands to conduct business.
  • Work is conducted in an office environment and may require work to be conducted in non-standard workplaces.
  • Work is typically conducted Monday through Friday at normal business hours.
