Description


The Investment Management Analyst participates in all aspects of investment management and assists in various aspects of transaction underwriting with direct supervision. Some travel is required as needed for property site visits, field work to conduct market studies, comparable property analysis and other investment-related tasks.

 

Primary Duties and Responsibilities

 

Existing Assets (80% time allocation)

 

  • Financial management (review accounting & financial reports, variance tracking, etc.)
  • Cash management (review and process impress & draw requests)
  • Business plan tracking (market review, periodic property inspections, variance reporting)
  • Annual plan (work with leasing and property management teams to create annual plan based upon market conditions, budget assumptions and overall asset strategy)
  • Investor reporting (prepare periodic updates/reports for institutional equity partners)
  • Annual audit / valuations (coordinate collection of required information for audits; prepare analysis, support and memos for annual valuations)
  • Major decisions (analyze, document and make recommendations related to various major leasing, renovation and business plan decisions)
  • Liquidation (perform hold/sell analyses with an eye towards value maximization)

 

Underwriting New Transactions (20% time allocation)

 

  • Investment Proposals - review role in the drafting of internal investment committee memoranda and other presentation materials
  • Financial Analysis - underwrite prospective investment opportunities
  • Due Diligence – assistance in performance of property due diligence process as directed (cash flow audit, rent / expense / tax analysis, market due diligence)
  • Market Research – perform markets studies, conduct extensive comparable property sale studies and rent surveys
  • Business Plan Development – assist in business plan development
  • Closing Process – assist in managing the closing (review settlement statement, review third-party reports, coordinate due diligence items, etc.)

 


 

Qualifications

 

  • Minimum of two years of experience within a real estate investment or development firm
  • Strong quantitative and analytical skills
  • Excellent communication skills - written, oral, and interpersonal
  • Strong proficiency in Excel & Argus DCF/Enterprise
  • Understanding of fundamental economic, finance and accounting principles
  • Well organized and able to manage time efficiently
  • Ability to work in a fast-paced environment
  • Flexible regarding putting in extra hours to help meet deadlines

 

Education

 

  • Bachelors degree required - Finance & Real Estate coursework a plus
