Aimco is seeking a Real Estate Development Analyst!
This individual will be part of a team that is responsible for planning, underwriting and overseeing our real estate redevelopment projects. They will handle a portfolio of projects and provide direct support to the redevelopment leader to manage the project from beginning to end.
Responsibilities include:
-Prepare financial models and write project approval memos
-Review and report on actual project status compared to plan, including construction timing/expenditures and lease up pace/rates. Make recommendations to improve project execution
-Monitor project budgets, review project expenses and reports to determine whether allocated funds are spent as specified
-Coordinate and prepare regular communications to the larger team
-Perform market research analysis
-Coordinate comparable property studies
-Manage project files for the team including designs, vendor contracts, etc.
-Manage the Requests for Quotations and Requests for Proposal from designers and vendors
-Research vendor qualifications and make recommendations
-Set up pre-construction design contracts with our Contract Administrators
-Other ad hoc research and support as assigned
-Development of new processes and improvements to current processes
-Assist with "hands on, in the field"execution of the project including:
-Product research and feasibility
-Coordinate signage installation
-Track warranties and manage warranty claims/issues
-Coordinate furniture and equipment execution/installation
-Advise the construction team and answer questions
-Manage vendors to our operating standards
Skills and Specifications
Experience in financial modeling and business case development
-Strong organizational skills
-Solid general management and leadership
-Solid communication skills both written and verbal
-Problem-solving ability
-Ability to recommend practical ways using innovation, good judgment, creativity and strategic thinking.
Preferred Education and Qualifications
-Bachelor’s degree
-5 years of real - estate experience
-Successful financial modeling experience
-Project management experience a plus
-Ability to travel on a regular basis required
