GENERAL SUMMARY: Seeking a Self-starter highly motivated VP of asset management for a large mixed use project. Experience with Argus required as well as other valuation models. Experience with JV structures and REIT knowledge is essential. Experience with complicated debt and equity structures, including facility with waterfall calculations and models.
RESPONSIBILITIES:
- Directs the operations, leasing and tenant relationship management for projects
- Works with the Senior Vice President to develop strong tenant relationships
- Works to establish Client’s annual goals and objectives
- Lease negotiation with retail and office tenants, with a goal of quick execution.
- Meet and bring the service provider team (property management, operations, and leasing) to discuss property issues and create a holistic approach to solving
- Effective communication with client to discuss leasing, operational and reporting issues.
- Utilizes talents of property team and holds them accountable for deliverables
- Interprets financial reporting requirements of the Client and assumes the overall responsibility for complete, timely, and accurate portfolio reporting
- Leadership for the preparation of the Annual Business Plans and Budget Plans
- Takes responsibility for the Cash Flow modelling, both Argus and short term cash flow analyses.
- Leads and mentors direct reports
- Discusses short and long term goals and objectives with the Client
- Provides support and direction to Property management teams. Makes suggestion on staffing evaluation; team size, and operational procedures.
- Provides TIC Leasing Department direction related to weak tenant space recapture/replacement; recommends merchandising strategies
- Consistently walks the assets and develops an action list and assigns timing and responsible party for execution.
- Evaluates and recommends capital improvements to the client
- Improves the quality of policies and procedures
- Develops and promotes teamwork within the MMRS portfolio staff
- Available to work extended hours, including weekends, as necessary to achieve the desired results for the portfolio

EDUCATION and/or EXPERIENCE:
- University/College degree, preferably in economics, real estate or finance
- Graduate degree preferred

Minimum 10+ years asset management experience
