FIRM

A New York based, privately-held, full-service real estate development, investment and management firm. The firm has invested in, operated and developed retail, residential and hotel properties in major US markets including NYC, Boston, LA and Philadelphia. The role presents an opportunity to utilize an established analytical skill set on a national basis while also assisting the NY VP of development with project level development execution.

 

POSITION

The Development Analyst will support a national development platform underwriting, executing and managing the firm’s active development pipeline.

 

RESPONSIBILITIES:

 

  • Prepare financial models, projections, and sensitivities on single and portfolio development opportunities including budget creation, proforma analysis, debt and equity structuring, identifying market and lease assumptions, as well as scope determination and waterfall return analysis.
  • Develop a model template to be used by the Development team for the US development portfolio
  • Develop a quick back of the envelope modeling tool to sensitize key assumptions for determining capital allocation as well as to be shared with potential investors.
  • Implement necessary processes to update the budget forecasts on a monthly basis and manage the monthly budget tracking for the firm’s four major development markets
  • Support NY Development VP with the execution of over 250,000 SF of active development including the preparation of an offering plan, assisting with due diligence, managing vendor contracts and verifying soft cost spend.
  • Research market data/demographics including interfacing with third parties to verify lease, sale and resale information.
  • Produce development overview presentations for internal use as well as for prospective institutional investors and lenders.
  • Assist the development team with required due diligence associated with closing activities. 
  • Assist the development team in a variety of activities throughout project life cycles.
  • Work on special projects and collaborate with other disciplines as required

 

 

 

 

QUALIFICATIONS

 

  • Bachelor's degree required with a concentration in real estate, finance and business
  • 2+ years of professional experience working within an investment bank, institutional real estate fund, or an institutionally backed sponsor is preferred.  
  • Outstanding proficiency in creating complex financial models for real estate financial analysis using Excel, including knowledge of advanced Excel functions and ability to create joint venture waterfalls. Argus proficiency is not required.
  • Detail oriented, a self-starter and diligent
  • Strong analytical, quantitative, and communication skills.
  • Demonstrable understanding of financial statements, use of comparative data and financial forecasting is required.
  • Ability to work in a challenging, fast paced environment and handle multiple projects at the same time. Accuracy and attention to detail is critical.
  • Willing to question assumptions, demonstrated passion for continuing education, and has a strong interest in the built environment.
