Description


BrandView Capital Partners (“BVCP”) is a commercial real estate investment, asset management and advisory firm focused on strategically acquiring, repositioning and managing commercial mixed-use properties in Southern California.

BVCP is seeking a part-time Associate Project & Asset Manager to assist with day-to-day management duties from acquisition through pre-development, construction, closeout and operational asset management phases of assigned project(s). The position provides tremendous growth potential through working directly with the managing principals to execute a wide variety of projects within the firm's investment portfolio.

The position is offered on a part-time or contract basis for the first 4-6 months and is geared toward full time employment upon successful execution of assigned projects. The position will work in our Venice Beach office and/or remotely, and, regularly travel to oversee projects in Los Angeles/Southern CA.

Scope of Responsibility and Authority: The candidate must be a resourceful team player with strong communication skills, high work ethic and attention to detail, effective organization skills and the ability to manage and prioritize multiple projects at one time in a fast paced environment. The ideal candidate is a self-starter that thrives on the challenge of helping to grow a company.

Project Management:

  • Perform day-to-day management of complex (coastal) entitlement/permitting and secure appropriate approvals, certifications, permits, etc. from city and other government agencies as required
  • Closely manage and maintain project timeline and budget to ensure milestones are met on time and budget
  • Assist in negotiating and drafting contract terms and scope with consultants and contractors
  • Manage project documents including design/engineering plans, contracts/change orders, invoices/proposals and closeout documentation
  • Provide due diligence information and feasibility analysis for potential acquisitions
  • Formally report project status to principals, investors, lenders and stakeholders

Asset Management:

  • Manage and oversee all aspects property operation, management and leasing of a portfolio of commercial and residential properties in Southern CA.
  • Complete monthly loan draw requests
  • Advertise, prospect and tour tenants to lease residential and commercial units
  • Develop and implement building procedures: property/tenant on-boarding, renovations, maintenance etc.
  • Negotiate and review vendor contracts/relationships related to maintenance, repairs and renovations

Special Projects:

  • Research mixed-use strategies and tenant procurement for investment and development opportunities
  • Oversee & implement automation of workflows for marketing, accounting
  • Update marketing presentations for investment opportunities and consulting engagements

Qualifications/Experience:

  • Bachelor's degree in Real Estate Development, Design/Architecture, Construction or related major.
  • Minimum of 4-5 years' experience in real estate development and/or construction with demonstrated knowledge of real estate development and construction process including a focus in project management
  • Must be proficient in MS Excel, Powerpoint, MS Word, Project Management software and GANT charts
  • Must possess strong oral and written communications skills professional presentation - personal interactions, phone communications, emails/correspondence
  • Ability to work with limited resources and willingness to be involved in many aspects of a growing company.
  • Strong personal initiative and desire to succeed – both remotely and in the office - in a highly entrepreneurial environment.
  • Efficient with time management
  • Extremely detail oriented and exceptional integrity, discretion, resourcefulness and tact are absolute requirements.
  • Must have ability to maintain confidentiality and be willing to sign a non-disclosure agreement.
  • Proven ability to handle multiple projects on-time with all deliverables met

Compensation: Hourly plus performance-based bonus; subject to experience
