The Salvation Army, an internationally recognized non-profit, faith-based organization, has an opening for an Territorial Property Director for the Southern Territory Headquarters, located in Atlanta, Georgia.

 

Job Summary

Plans, directs, coordinates, monitors, and evaluates all aspects of property management including the purchase, sale, leasing, construction, renovation, and major maintenance of all of The Salvation Army properties throughout the territory; develops and manages short- and long-range property management plans in order to maximize the utilization of facility assets. Directs the management of construction and renovation projects.  Develops and manages property capital and expense budgets. Ensure properties are managed in compliance with regulatory and code requirements. Provides direct supervision to the property management and maintenance of territorial headquarters building, and other territorial headquarters' properties, including the memorial cemetery plots, and all bureaus, sections or services.

 

Knowledge, Skills, and Abilities

Knowledge of The Salvation Army mission, philosophy, culture, protocol, and organizational structure.  Knowledge of the principles and practices of property management.  Knowledge of the principles and practices of effective management and supervision.  Knowledge of the principles and practices of effective strategic planning for property management projects and protection of assets.  Knowledge of the principles and practices of financial management.  Knowledge of the acceptable methods and procedures for requisitioning and purchasing both products and services.  Ability to provide effective consultative services to the divisional staff and to serve as a technical and management liaison to vendors, architects, etc. providing services to The Salvation Army.  Ability to effectively analyze and interpret architectural drawings and plans in order to evaluate and approve such plans.  Ability to conduct on-site inspections in order to evaluate work in progress and upon completion for compliance to plans.  Ability to prepare, read and interpret financial spreadsheets.  Ability to research, compile, and summarize a variety of informational, technical and financial data and materials.  Ability to prepare clear and concise reports, correspondence and other written materials.  Ability to organize work, setting priorities, meeting critical deadlines, and following-up assignments with a minimum of direction.  Ability to plan, organize, assign, direct, review, and evaluate the work of staff.  Ability to read, review and interpret property proposals, plans and specifications.  Ability to read, interpret, explain and enforce legal contract agreements and leases.  Ability to apply logical thinking to solve problems or accomplish tasks; to understand, interpret and communicate complicated policies, procedures, and protocols.  Ability to apply discretion and exercise sound and independent judgment in order to make decisions and resolve problems in the absence of the department head.  Ability to build and maintain professional working relationships with employees in the field and outside contractors and developers.  Ability to meet attendance requirements.  Ability to read, write, and communicate the English language.  Ability to read and comprehend legal terminology in order to determine compliance.  Ability to perform mathematical calculations and to analyze complex computations.  Ability to conduct and lead group presentations.  Ability to make decisions and exercise independent judgment with limited or no supervision.

 

Education and Experience

Bachelor’s degree from an accredited college or university in Business Management, Architecture, Engineering, Facility Management or a related field with a Master’s degree in Building Construction or Facility Management preferred,  AND  ten years progressively responsible experience performing a wide array of property management work including the purchase, sale, construction, maintenance and renovation of a wide variety/types of properties with at least five years in a supervisory role,  OR  any equivalent combination of training and experience which provides the required knowledge, skills, and abilities.  

 

Licenses & Certifications:  Valid State Drivers’ License

 

Physical Requirements/Working Conditions   

Physical ability to walk, stand, stoop, and climb in order to conduct physical inspections of property.  Ability to travel throughout the Southern Territory on a frequent basis to work with divisional staff, contractors and professionals of the local communities.  Ability to perform work that may cause mental and visual fatigue due to sustained periods of concentration, working under the pressure of deadlines and continual interruptions in concentration.  Ability to perform work that requires moderate mobility whereby duties are usually performed by combinations of sitting, standing, and walking on a frequent change basis.  Distance of travel is usually within the same building. Work is performed in a normal office environment where there are little or no physical discomforts associated with changes in weather or discomforts associated with noise, dust, dirt, and the like.  Work requires frequent travel requiring overnight stays throughout the Southern Territory in order to conduct site visits and inspections where there may be physical discomforts associated with driving a vehicle and changes in the weather.
