Position Overview
Job Description: SummerHill Apartment Communities seeks a Director of Construction to join our dynamic team of professionals! The Director of Construction manages on-site Construction Manager(s) and reports to the Senior Vice President of Construction (SVP).
Primary Responsibilities and Duties:
  • Assist and support Site Acquisitions and Due Diligence Activities including:
    • Prepare standard specifications, construction estimates and construction schedules for GO meetings
    • Support Director of Estimating and Director of Pre-Construction in developing preliminary construction budgets and indirect fee budgets
  • Assist and support Development Managers in the Entitlement Process including:
    • Prepare design fee projections, update construction estimates and schedules
    • Support Development Managers with entitlement approvals, hearings, public relations
    • Support Development Managers with identification of off-site improvements and public improvements
  • Pre-Construction Management including:
    • Work with Development Managers to identify required design consultants
    • Prepare design discipline Request for Proposals; receive and vet proposals
    • Provide recommendations for awards
    • Prepare design discipline work agreements
    • Update, manage and maintain budget costs for consultants
  • Support Asset Management in developing and integrating amenity layouts common area uses
  • Manage development of Design Development documents
  • Manage development of Construction Documents
  • Determine and manage permit fees, bond requirements, and City approval process
  • Work with Sr. VP to identify Pre-Construction firm; prepare and manage Pre-Construction agreement
  • Manage construction estimates and work with Pre-Construction firm to establish means and methods, value engineering and construction scopes
  • Work with Sr. VP to develop final GMP, support negotiations of General Contractor agreement
  • Work with General Contractor to expeditiously execute subcontracts
  • Construction Management including:
    • Manage General Contractor, construction budget, construction schedule
    • Manage off-site utility improvements
    • Manage General Contractor to complete project and turn-over process
    • If required, manage on-site SummerHill Construction Managers
  • Support Asset Management in developing and integrating unit finishes, addressing, logos, naming, FF&E installation
  • Support Asset Management in integrating Lease-Up execution, public events, etc.
  • Other duties as assigned
 Education and Experience:
  • Minimum educational experience – college degree, preferably in architectural or construction management fields
  • Background in jurisdictional, architectural, construction or real estate development
  • Must have the ability to efficiently manage multiple projects while maintaining quality of work product
Note:
  • Salary is based on experience
  • The Director of Construction can work from the Palo Alto or San Ramon Office
