Overview

Fifteen Group, a multidisciplinary, opportunistic real estate development and investment company with offices in Miami and Los Angeles, is looking for a highly-experienced individual to be based in Miami to oversee the management and operations of the multifamily properties within the firm s real estate investment portfolio. The individual will coordinate and manage the implementation of each asset's business plan, and be responsible for all aspects of the property s life cycle post-acquisition, with the goal of maximizing asset value and efficiency. While the focus of the position will be on closely overseeing operations and management of a multifamily portfolio of more 2,000 (and growing) residential rental units, additional experience and expertise on other asset classes is certainly helpful as this position will be afforded the opportunity for significant growth, including management across other asset types.

 

Candidates should have:

  • Completed a Bachelor's Degree, preferably with a concentration in real estate-related curricula (advanced degree preferred but not essential)
  • Seasoned real estate asset management experience including a minimum of 7 years of meaningful, in-depth asset management and property operations oversight experience of multifamily properties
  • Experience managing complex multifamily projects with value-added business plans
  • Strong analytic skills, including real estate operations and budget formulation, in-depth and hands-on understanding of property management systems and processes
  • Prior experience in supervision and management of staff
  • Team-oriented approach and successful track record of developing effective working relationships with vendors, contractors, and consultants
  • An excellent working knowledge of all MS suite programs, including Excel, PowerPoint, and Project
  • Outstanding communication skills, both verbal and written, and the ability to comfortably interact with both in-house staff and outside contacts
  • Outstanding organizational and multi-tasking skills
  • A desire and makeup to thrive in an intense, high-energy environment
  • The ability and willingness to travel frequently

 

Primary Responsibilities:

  • Oversee the operations and asset management of the firm's multifamily property investments, including oversight of leasing, property operations, and third-party management, as well as capital improvement plans, and other related asset management functions
  • Provide necessary planning, organization, direction, coordination, and control to ensure the execution of overall strategies that support investment business plans
  • On capital improvement plans, prepare/monitor budgets and development timelines, and create, review, approve draw requests. Will include general oversight of construction process, and working closely with third-parties who oversee same
  • Existing operating assets: Manage preparation of business plans, budgets, forecasts, monthly performance reports, timelines, and management plans; closely monitor all elements of financial performance; analyze financial statements and make necessary operating adjustments; hire, direct, and supervise third-party management; oversee leasing/marketing teams and coordinate implementation of marketing, leasing, and sales initiatives; conduct frequent site inspections and monitor competition and market conditions; develop, recommend, and implement value-add action plans; supervise the planning, budgeting and control of capital expenditures
  • Assist executives in assessing financial strength of assets and value-add strategies through property-level and overall market recommendations, including involvement in the capital markets, refinancing, and sales strategy(ies).
  • Meaningful involvement in interaction with and reporting to firm's external investors, JV partners, and lenders
  • Collaborate with legal counsel on contracts and various documents
  • Supervise, direct, and manage junior asset management staff
  • Reporting on asset management issues to ownership and senior principals
  • Participation in the analysis of new deals in the context of contributing experiential knowledge gained from hands-on asset management
  • Perform and/or assist with special projects as needed by management
  • Position will be a member of the deal team and work closely with all deal-leads, including reporting directly to senior executives at the firm
