DIRECTOR OF PROPERTY MANAGEMENT (AUSTIN, TX)

We have been engaged to assist OakPoint Real Estate in the hiring process for this position.  OakPoint is seeking a qualified individual to join the company as Director of Property Management. This role will work directly with the property and asset management teams as well as senior leadership, and be exposed to a wide variety of property management and leadership functions related to OakPoint's real estate investments and service business.  The role will be located in Austin, TX.

OakPoint is a premier real estate investment firm with offices in two US cities.  The firm's founding partners have completed over $2 billion in transactions on behalf of their clients and $500 million in principal investments. 


By targeting both value-add and core investment opportunities in the multifamily, office, residential, and retail sectors, OakPoint provides their investors with real estate diversification under the radar screen of institutional capital.  They identify assets with a unique story, those where value is created through an entrepreneurial approach to repositioning and management.  

RESPONSIBILITIES
  • Lead the property management of the firm's owned and third-party portfolio in Austin, TX providing leadership to the property management team and strategic direction to the business line and the property management of each asset within the portfolio.
  • Oversight and hiring/firing responsibilities for all property management personnel.  This is currently a ten person team, which is anticipated to grow steadily over time.
  • Lead and foster a customer service oriented approach towards the people served by the OakPoint's property management.
  • Lead and foster a collaborative environment amongst team members with a mentorship mentality focused on growing not only the business but the people who work there.
  • Oversight and responsibility for all "nuts and bolts" and systems of property operations, working alongside the Director of Building Engineering.
  • Oversight of all property accounting and related reporting.
  • Oversight of all property management functions including vendor selection and procurement, annual budgeting, CAM reconciliations, and interior construction management.
  • Continually create relationships with tenants in the firm's portfolio.
  • Consistently interface with asset management, senior accounting, and/or partner in charge of an investment with budget, Capex, and other key decisions.
  • Review, analyze, comprehend, abstract, and interpret various types of real estate documents, including leases, rent rolls, budgets, operating statements, expense recovery reconciliations, loan agreements, and other information for the purpose of making key decisions on the firm's real estate portfolio and individual buildings.
  • From time to time, assist with the due diligence process on investment opportunities and later the implementation/translation of the asset's business plan to the property management team.
QUALIFICATIONS
  • All candidates must have a BA or a BS degree from an accredited institution and extensive prior work experience in property management or a related field.
  • Strong leadership qualities and highly developed verbal and written communication skills for both inside and outside the organization.
  • Strong analytical and problem solving skills with the ability to work under tight timelines and deadlines.
  • Proficiency with Microsoft Office software, specifically Excel.
  • Organizational skills and attention to detail, with the ability to prioritize and manage multiple projects to meet deadlines.
  • Thrive in an entrepreneurial work environment and be self motivated.
