The Sr. Property Manager will assist the Director of Property Management in all aspects of the day-to-day operations, implementation of plans, policies, procedures and programs that will ensure a well-managed property portfolio in conjunction with the owner’s goals and objectives. Responsible for the management of the Property Management staff that will ensure a well-managed commercial property portfolio as well as to oversee a significant portfolio or property and to serve as a point person on third-party relationships.
Requirements:
ESSENTIAL FUNCTIONS AND RESPONSIBILITIES
- Develop operating and capital budgets, track variances, oversee the completion of CAM reconciliations, and ensure smooth recovery process
- Monitor cash flow and cash requirements in conjunction with the Director of Property Management to ensure efficient use of cash
- Assist Director of Property Management with all lease negotiation and administration duties
- Accurately abstract all property leases in a timely manner
- Accurately maintain tenant files and documentation.
- Ensure compliance with Property Management Policies and Procedures, codes, regulations, and governmental agency directives
- Assist in resolving tenant relations issues to ensure their satisfaction
- Arrange and lead annual association meetings
- Work with Property Accountant to support prompt collection of management fees, rent and reimbursements to overhead
- Monitor collections and coordinate default proceedings
- Approve all property related invoices (utilities, etc.)
- Prepare monthly reports for clients as required
- Maintain property and division insurance as required

EDUCATION AND EXPERIENCE
- Bachelor’s Degree in Business Administration or related discipline preferred
- 10+ years of real estate property management or related experience
- CPM, RPA, or CSM designation
- Possess active NYS Real Estate license
- Strong knowledge of finance and building operations
- Proven experience in management, evaluation, development, and motivation of direct reports
- Ability to effectively manage a team of professionals, including both employees and vendors
- Previous experience in analyzing and negotiating commercial lease and/or contract language
- Advanced knowledge of Microsoft Office Suite
