CBRE is seeking a Life Sciences Industries Project Manager to act as the owner's agent for all aspects of assigned capital design & construction projects with direct responsibility and accountability to lead enabling teams in the delivery of successful project outcomes for clients.

JOB SUMMARY

The purpose of this position is to manage and lead a staff responsible for individual, multi-disciplined capital facilities project solutions for Life Science Industry clients, with direct accountability for project delivery. The position will focus on leading teams in the program planning, design, funding, construction and close-out of capital projects for cGMP and laboratory facilities (including vivarium, R&D Pharma Research, medical device ISO-8 cleanrooms of other research facilities and support facilities and building systems projects, as required). Typically, projects managed will be of high complexity, risk and exposure ranging from 15 to 25 projects between $50,000 and $10 Million in total cost to the client.

This is not a remote position, the selected individual will be required to report to our office in Springhouse, PA.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Must work as a liaison between employee's company departments, 3rd party suppliers and client to ensure the incorporation and communication of all aspects affecting the successful delivery of projects.

Projects will vary in size and scope and therefore the Project Manager is expected to deliver a variety of projects at any one time.

This position always represents the client's best interest; therefore, a good understanding of the client's business issues and interests are essential. Works with clients to develop and deliver a project which best suits their needs.

Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual facilities projects including planning, design, construction, occupancy and closeout.

Demonstrates capability to read, understand and apply standard to complex documents affecting facility projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.

Interfaces directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, risk identification and mitigation.

Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard to complex request for proposals; completes bid analysis; leads evaluation interviews, recommends resources to clients.

Leads project delivery resources/team (typically larger more experienced team) providing project guidance and direction to achieve project goals.

Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Leads project meetings.

Implement project documentation governance and due diligence aligned with company and client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.

Tracks progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Proactively creates action plans to meet objectives, budget and schedule.

Implements change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.

Demonstrates ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

Demonstrates a knowledge of projects & project management within the context of business results (business case, larger economic implications, business risk, etc.).

SUPERVISORY RESPONSIBILITIES

No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan,and supervise assignments of lower level employees.

Manages 3rd party project delivery resources/team. Responsible for identifying training needs, tracking performance, coaching, and motivating team members.

QUALIFICATIONS

EDUCATION and EXPERIENCE

Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study or minimum four years of related experience and/or training.

Relevant experience in cGMP facilities or laboratory (including vivarium) biotechnology labs for any of the following: R&D pharma research, medical device, ISO 8 cleanroom, or other pharmaceutical research institutions is highly preferred.

Biotech lab/pilot plan experience is strongly desired.

Proven experience with construction of corporate office complexes highly preferred.

Experience with senior executive stakeholder management strongly desired.

Good understanding of mechanical and electrical systems within a laboratory, vivarium and cGMP space(s), Biotech Labs for R&D pharma research, medical device, ISO 8 cleanrooms or other pharma research institution is highly preferred.

CERTIFICATES and/or LICENSES

PMP (US and/or Canada) and LEED AP preferred.

COMMUNICATION SKILLS

Excellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information.

FINANCIAL KNOWLEDGE

Requires advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.

REASONING ABILITY

Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.

OTHER SKILLS and ABILITIES

Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. Knowledge in MS Project, leases, contracts, and construction practices.

Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgment may cause short-term impact to department.
