The Investment Associate is responsible for supporting the project execution teams for either asset management projects or development projects to ensure that JL consistently meets business plan objectives, schedule, budget requirements, capital structuring, and return metrics. Project execution will include understanding project underwriting, project positioning and marketing, revenue and expense performance, debt and equity structuring and compliance, risk management, and design and construction (as applicable). The Investment Associate will work on multiple projects simultaneously and must be able to work in a fast-paced, multiple responsibility environment, balancing competing priorities and several project assignments.

Duties & Responsibilities

  • Leads comprehensive financial analysis of real estate investment opportunities including both existing JL assets and potential new acquisitions across multiple asset types - apartment, retail, office, and mixed-use; multiple investment types – acquisition, repositioning, and development; and asset classes – market, affordable, and mixed-income.
  • Compile, update, and maintain project financial proformas using existing Excel templates and new/modified forms when necessary.
  • Conduct relevant research and data gathering for investment opportunities including comps, market trends, trades, capital markets, etc. using internal and 3rd party sources.  Analyze and interpret data and summarize for presentation to project teams, investors, lenders, and senior leadership.
  • Research and maintain knowledge of local, regional, and national real estate market trends, and macro-economic conditions and understand impacts to assigned projects. 
  • Support project in capital structuring including lender/investor outreach, negotiation of debt/equity terms sheets and document negotiation.
  • Oversee and interpret the tracking of project capital expenditures, revenue, and expenses and updates proforma and cashflow (with input from accounting staff) and compares actuals to forecast. Identifies and leads correction of errors.
  • Coordinates due diligence efforts in concert with acquisition and development teams including contracting vendors, document and file management, and review and analysis of 3rd party reports (title, environmental, property condition, market studies, etc.).
  • Analyze commercial leases, compile summaries and NPV analysis. Supports leasing broker selection and lease term sheet negotiations on office and retail projects.
  • Support the development and updating of overall project execution strategy including investment thesis, business plan, financing strategy, operating plan, and disposition strategy. Lead the drafting and preparation of Investment and Offering Memoranda for internal and external investment and loan committees and assist in securing approvals.
  • Manage lender/investor due diligence – compile and deliver all lender/investor required documents.
  • Participate in acquisition and financing closing calls and maintain meeting minutes, documents, and closing checklists.
  • Manage periodic project performance reviews and investor/lender reporting. , including monthly/quarterly underwriting updates, risk management, lender/equity and regulatory compliance, and project business plan adherence. Gain approval from investors and other funders for business plan changes.
  • Develop and maintain industry and capital partner relationships.
  • Mentor and coach Financial Analysts working on certain financial analysis and/or operational components of the project’s business plan.

Competencies

  • Strong understanding of real estate terminology & concepts: operating expenses (OpEx), asset classes, finance, acquisitions, and investment returns (ROC, IRR, etc.)
  • Basic level knowledge of real estate development terminology & concepts: architecture and engineering, permitting, land-use and regulatory, construction.
  • Basic level project and schedule management skills (CPM, MS Project, etc.).
  • Strong real estate financial modeling and MS Excel skills including ability to modify or create new templates. 
  • Basic risk management skills - understanding of how to identify, track, and report project risks.
  • Proven research skills, including data compilation/organization and presentation.
  • Excellent interpersonal, organizational, administrative, and communication skills required.
  • Effective time management and task prioritization skills. Demonstrated ability to be resourceful, proactive, and persistent in problem-solving and ability to work through ambiguous situations. Must meet deadlines and consistently follow up on details.
  • Ability to make “owner” decisions - sound judgment, logic, reasoning and ability to communicate rationale.
  • Track record of identifying improvement opportunities.
  • Team player - provides excellent internal and external customer service; strong collaborator, demonstrating interdepartmental cooperation to achieve Firm goals & mission.

Qualifications

  • Bachelor’s degree in a field related to real estate and/or finance (i.e., business administration, finance, economics, architecture, engineering, or mathematics)
  • Minimum of three (3) years’ experience in real estate finance and underwriting. Candidates with or earning master’s degrees in real estate and similar fields and/or experience in real estate underwriting and acquisition are encouraged to apply even if they do not meet the minimum three-year work requirement.
  • Experience with real estate specific MS Excel proformas.
  • Direct experience working on a minimum of 2-3 real estate finance closings.
  • Subject matter expertise in one or more specialties (development, existing assets, repositioning, commercial/retail leasing, entitlements, affordable housing (e.g. LIHTC) alternative financing sources (e.g. NMTC, HTC, PACE, etc.) is a plus.
  • Strong computer skills in Microsoft Office; and Argus is a plus.
  • Must be authorized to work in the United States without employer sponsorship
