Description
The Acquisitions Analyst assists with financial underwriting, property analysis, and market assessment to identify opportunities that meet Ansonia’s investment criteria. For properties that are acquired, the Acquisitions Analyst coordinates and assists with property due diligence, loan and acquisition closing, and the transition to Ansonia’s property management affiliate. The Acquisitions Analyst works with and reports to the Company principals.
Essential Functions
- Perform extensive financial modeling of potential acquisitions, including scenario and sensitivity analysis, evaluation of alternate financing structures, development of sources and uses, and modeling discounted cash flows
- Conduct due diligence research and analysis of rent, expense, utilities, taxes and market comparable rents and sales
- Learn market fundamentals and participate in deal sourcing activities
- Research and analyze data from target markets regarding rent, employment, permits, and supply and demand trends
- Track deal pipeline through regular reports
- Prepare investment overview reports including deal memo, detailed financial projections and market data, and present to internal team, lenders and equity partners
- Coordinate and assist with property and loan closings, including physical inspections, review of survey, title, environmental and other third-party diligence reports
- Assist management team on other projects as assigned (e.g., property budgets, capital improvement plans, preparing construction loan draws, etc.)
Job Requirements
- Bachelor’s Degree
- At least one year of relevant real estate experience
- Advanced Excel skills and financial modeling experience preferred
- Strong data management skills with significant attention to detail
- Superior analytical and problem-solving skills
- Ability to prioritize, track and manage multiple projects
- Ability to work effectively independently and as part of team of professionals
- Excellent writing skills to prepare complete and accurate reporting
- Excellent oral communication skills to represent the company to investors, partners and lenders
- Ability to travel up to 25% required
