Description


Emser Tile, LLC, the nationwide supplier of high-quality floor covering products servicing world-leading retailers, builders and contractors seeks an experienced Real Estate Project Manager in our Los Angeles, CA headquarters. 

The purpose of this position is to manage and be responsible for a variety of real estate projects, including, but not limited to scheduling, budgets, vendors, quality, permitting, and risk.


Essential Duties and Responsibilities

Manages all facets of project management (budget, schedule, procurement, quality and risk) for real estate projects (new and refresh) including planning, design, permitting, construction, occupancy and closeout.

Demonstrates capability to read, understand and apply standards to complex documents affecting real estate projects, including but not limited to agreements/contracts, leases, work letters, surveys, and drawings.

Interfaces directly with internal customers to define project requirements.  Prepares scope of work, project delivery, resource requirements, cost estimates and budget, cash flow, work plan schedule and milestones, quality control and risk identification.

Conducts standard to complex request for proposals, completes bid analysis, and leads evaluation interviews.

Implements communication plan for meetings and written reports/meeting minutes to keep team and project resources informed.  Facilitates project meetings.

Tracks progress of each project against goals, objectives, approved budgets, approved timelines.  Reports status and variances.  Creates action plans to meet objectives, budget and schedule.

Implements change management routines to assess change requests, make recommendations, and issue change orders.  Assess change requests to determine impacts on scope, budget, schedule, quality, and risk.

Demonstrates a knowledge of projects and project management within the context of business results (business case, larger economic implications, business risk, etc.).

 

Supervisory Responsibilities

Manages 3rd party project delivery resources/team.



Education / Experience

Bachelor’s degree (BA/BS/BEng/BArch) from College or University in a technical area of study.  Minimum 5 years or related experience and/or training.  Experience working with warehouse and retail projects and environments a plus.  CAD experience also a plus.


Communication Skills

Ability to motivate and negotiate effectively with key employees, management, and vendors to take desired action.  Ability to comprehend, analyze, interpret, and explain complex business documents.  Ability to respond effectively to the most sensitive issues.  Ability to write reports, manuals, and directives.


Financial Knowledge

Requires in-depth knowledge of financial terms and principles.  Ability to calculate complex figures.  Ability to forecast and prepare budgets.  Conducts financial/business analysis including preparation of reports.  Ability to learn and use accounting software to process payment applications.


Reasoning Ability

Ability to solve advanced problems and deal with a variety of options in complex situations.  Requires expert level analytical and qualitative skills with proven experience in developing strategic solutions.  Draws upon the analysis of others and makes recommendations that have a direct impact on the company.


Other Skills and Abilities

Intermediate skills with Microsoft Office Suite.  Ability to read and understand architectural drawings and plans.  Proficient with CAD.  Knowledge in MS Project, leases, contracts and construction practices.  Ability to travel is required.


Scope of Responsibilities

Decisions made with in-depth understanding and interpretation of procedures, company policies, and business practices to achieve general results.  Responsible for setting project deadlines.
