Job Overview

Suncadia is looking for a seasoned and highly motivated Director of Construction to play a lead role in the execution of multiple, complex projects. This role will act as the owners’ representative during construction, representing the owners’ interest while working closely with the Senior VP of Development and General Contractors. Reporting to the Senior Vice President of Development, the Director of Construction is responsible for implementing preconstruction, construction, handover, and project closeout phases of all horizontal and vertical projects. Candidates must be able to oversee construction projects from beginning to end. This role should be able to mentor and teach accordingly.

Essential Functions

  • Embody and disseminate essential company qualities such as Suncadia’s Core Values
  • Possess and provide an in-depth knowledge and understanding of Resort Development Protocols and their applicability to the project
  • Establish and maintain executive-level relationships with active and potential future General Contracting companies 
  • Identify qualified General Contractors for specific projects
  • Lead the General Contractor selection process and the negotiation of contracts between Suncadia and the General Contractor
  • Develop effective communication mechanisms to ensure alignment of all participants, Senior VP of Development team and Contractors
  • Manage and lead construction coordination for multiple projects in various stages of the development cycle
  • Lead the delivery of projects that balances mission, budget, schedule, program, quality, safety, sales & marketing, and operational criteria
  • Facilitate the development of cost estimates from concept to bidding
  • Create Project Initialization Documents as identified in Suncadia Development Protocols, such as Mission/Vision Statement, Stakeholder List, Budgets (project initialization and monthly updates), Conceptual Program (project initialization and monthly updates), Conceptual Schedule (project initialization and monthly updates), Business Plan Budget and Annual Cash Flow Budget
  • Establish project parameters for project team to fulfill stated mission/vision, including resource allocation aligned to anticipated workload
  • Manage internal and external customer satisfaction/fulfillment at every level
  • Supervise project team in project implementation

Project Management tasks for large, medium or small projects with average to high complexity, including:

  • Provide oversight for all phases of the project from preconstruction through to warranty
  • Manage the scope and costs of the project while meeting Suncadia objectives on schedule and quality
  • Prepare and provide project status reports to all stakeholders on Contractor performance, summary of budget and change orders required for billing, tenant coordination requirements, major design changes and other key issues
  • Provide input on project objectives and architectural plans, performance requirements, and project participants
  • Perform regular site visits and project reviews to ensure adherence to project requirements and standards
  • Team with individuals directly managing projects to ensure timely and successful project completion. 
  • Determine appropriate construction and delivery methods to meet project mission
  • Create and oversee scope/contractual, schedule, and cost obligations to/by consultants, contractors, and vendors
  • Create and oversee Owner-Operator role and responsibilities, including schedule and budget obligations
  • Develop, update and coordinate financial analyses and value engineering/scope changes
  • Coordinate with internal or external legal and risk management resources for project-specific legal documents
  • Create and compile contracts, change orders, purchase orders with supporting internal documents; address potential exceptions to contract forms and negotiate directly with 3rd parties for timely resolution
  • Create and compile internal accounting forms and internal budget forms for assigned projects Produce deliverables such as Detailed Budgets, monthly updates; Detailed Program; Detailed CPM Schedule (initial and quarterly updates); Support the creation of Pre-Opening/Operational Plan/Performa by Owner-Operator; Project Data (initial and quarterly updates); and, as the need arises, any other deliverable from project coordination, administration or field support



  • Bachelor’s degree in a field related to development and construction (i.e. engineering, architecture, construction, planning) is desirable
  • Minimum of 5 years or more experience in development and construction with high end master planned communities
  • Experience as owner’s representative, successful in overseeing the performance of a General Contractor
  • Work experience and knowledge of greater Seattle area markets strongly preferred
  • Highly motivated, resilient, organized and self-directed individual capable of taking on all facets of project management
  • Oral and written skills to communicate complex and dynamic conditions and goals, to appropriately report to all stakeholders including partners and investors
  • Proficiency in MS Office, including MS Project, Yardi
  • Team player with excellent communication abilities
  • LEED accreditation a plus

Please note: Maximum annual salary of $135,000 (plus bonus eligibility and competitive benefits package) and candidates must be willing to work from the greater Cle Elum area.
